date hereof or until termination of the present oil
and gas lease covering the S% of Section 21,
whichever occurs first.
The Lansdown Group as used herein refers to William D.
Lansdown, individually and as trustee under the Last Will and
Testament of Benjamin Lansdown, for the Estate of Ruth Anna
Lansdown, a/k/a Anna Ruth Lansdown, deceased, and Elizabeth L.
Norall. The interest in royalties conveyed herein is subject to
the Judgment entered January 28, 1977, effective November 22, 1976,
in Hladky, et al. v. Lansdown, et al., Case No. 25353, District
Court, Weld County, Colorado, and the Agreement and Assignment
dated. April 4, 1978, recorded in Book 838., Reception No. 175&3-&4.
After said 10 year period from the date of this Deed or termination
of the oil and gas lease described above, whichever occurs first,
the Grantee shall have no further interest in and to any of the
royalty on oil, gas and other hydrocarbons under any of the
