In response to the questions asked by Mr. Thomas.
The amount of area for the proposed USR is 49.8 acres I would be happy to meet with
Mr. Thomas and show him the proposed plat map.
The access for the facility is from CR 65.
The planned future expansion calls for an open faced pole barn (approx 30' x 50') to be
located just east of existing warehouse. (Also on plat map)
The water supplied for the sight has been permitted by the State of Colorado similar to
the permit you have for your home.
TheUSR does not include any easements relating to your property. Turnpike L.L.C.
does own a 50'easement from the center of your driveway to the west. This would not be
used for the USR but may be used to access the farm ground and straw/hay storage
(cudently leased to Huwa Farms). I believe that the oil production company also has an
agreement to use said easement for access to their well and tanks.
Wa4te disposal is contracted thru Gray Brothers, and will be hauled to a landfill.
Noise pollution will be equal or less than the current farming and feedlot operations
cur ently in use.
Light Pollution will be the existing yard and security lights currently in use.
Chemical storage will be less than 5 gal of weed killer.
Fuel storage will be per state permit.
Vehicle traffic will be from CR 65 and consist of approximately 30 employees and
delivery of supplies. This facility will not be used for retail sales. Our high traffic times
are from 6:30am to 7:00am, 8:00am to 8:30 am, and 5:00pm to 7:00pm. The charter
schools traffic is from 7:00am to 8:00am and 3:00pm to 4:00pm.
Hors of operation will vary by the season but will generally be M -F lam-6pm. During
the spring and fall we do work Saturdays and some Sundays

We also provide 30 high paying jobs in the community as well as patronizing local

Elevator, Napa, Gray Bros, Farm & Home Lumber, Keene Market, Country Liquor,
Andersons Market, Morgan County REA, Cardinal Community Academy, SEWC Fair,
RE3J Schools, Bobs Garage, Bruce's Garage, DBK Enterprises, Lil Rebels sports, and
Sacred Heart Church.
We also provide local farmers with off season part time employment. As well as
purchasing straw and corn stalks from over 20 local farmers annually.
The whole facility is heated by a corn boiler using corn raised in the community.

Thi letter is in reference to the zoning changes requested by Turnpike LLC at State
Highway 2 and CR 65. I am a property owner adjacent to said property and object to this
change u til additional information to Special Use is defined to me in this case. I request
informatio on aspects pertaining to the amount of area dedicated for special use, access to use
area, futu expansion of facilities, water usage increases, easements, waste disposal, noise
and light Ilution, chemical and fuel storage, vehicle traffic, hours of operation, tax valuation,
and other impacts to the community.
