A Few of the properties have been developed as large lot residential uses and one parcel has an existing mini -storage facility. Since the majority of the land within the enclave undeveloped at this time, further subdivision and developed may occur in the future. The entire site lies within the Long -Range Expected Growth (LREGA), Urban Growth Area (UGA). The properties are currently outside, but adjacent to the Mid -Range Expected Service Area (MRESA). The area of annexation has been an enclave of the City of Greeley in its current configuration since 2001. This meets the Colorado Revised Statute 31- 12-106 three year standard regarding enclave annexations. The annexation will not further extend the external boundary of the City. Further subdivision and development within the enclave could be possible in the future. The annexation of this site into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is clear evidence that this site shares a common interest with the City' s future. There are 10 dwelling units within the enclave. The properties are presently utilized for residential, agricultural, light commercial uses and numerous oil and gas facilities. The parcels are currently served by individual wells and septic systems. Properties within the 1034 Enclave are currently zoned A (Agricultural) and C-1 (Neighborhood Commercial). There are no properties within the enclave with industrial principal uses. One parcel (1261 95th Avenue) is developed with commercial and residential uses. This annexation will create no impact to the local school district as the properties are already developed. A Few of the properties have been developed as large lot residential uses and one parcel has an existing mini -storage facility. Since the majority of the land within the enclave undeveloped at this time, further subdivision and developed may occur in the future. The entire site lies within the Long -Range Expected Growth (LREGA), Urban Growth Area (UGA). The properties are currently outside, but adjacent to the Mid -Range Expected Service Area (MRESA). The area of annexation has been an enclave of the City of Greeley in its current configuration since 2001. This meets the Colorado Revised Statute 31- 12-106 three year standard regarding enclave annexations. The annexation will not further extend the external boundary of the City. Further subdivision and development within the enclave could be possible in the future. The annexation of this site into the City would be consistent with present growth pattLins and Comprehensive Plan policies. There is clear evidence that this site shares a common interest with the City' s future.
