RE: GRANT REQUEST CONCERNING EXTENSION OF TIME FOR SUBMITTAL OF
PLANNED UNIT DEVELOPMENT FINAL PLAN, PF #1048, MOOREA MANOR NORTH -
WELD 45 ACRE, LLC
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, on November 5, 2008, by Resolution #2008-2726, the Board approved the
application of Weld 45 Acre, LLC, 9202 South Rockport Lane, Highland Ranch, Colorado 80126,
requesting a Site Specific Development Plan and Planned Unit Development Final Plan, PF #1048,
for eight (8) lots with E (Estate) Zone uses (24.1 acres) and three (3) non-residential outlots (18.9
acres) for open space - Moorea Manor North, for a parcel of land located on the following described
real estate, to -wit:
Lot B of Recorded Exemption #2812; being part of
the S1/2 NW1/4 of Section 2, Township 2 North,
Range 67 West of the 6th P.M., Weld County,
Colorado
WHEREAS, the Board has been presented with a request from the applicant, do Lee
Petrides, for a two-year extension of the submittal of the Planned Unit Development Final Plat for
recording, as required by Sections 27-8-60 and 27-8-70 of the Weld County Code, with said Final
Plat to be submitted by October 26, 2011, and
WHEREAS, the Board of County Commissioners heard all the testimony and statements of
those present, studied the request of the applicant and the recommendation of the Department of
Planning Services, and, having been fully informed, finds that this request shall be approved.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the request of Weld 45 Acre, LLC, c/o Lee Petrides, for a two-year extension
of the submittal of the Planned Unit Development Final Plat for recording, as required by
Sections 27-8-60 and 27-8-70 of the Weld County Code, on the above referenced parcel of land be,
and hereby is, granted, with said Final Plat to be submitted by October 26, 2011.

SUBJECT: Request for extension for PUD final plan plat recording and
extension for construction to begin on PUD final plan for Morea Manor
North PUD (PF-1048)
* The applicant, in an e-mail dated October 13, 2009, is requesting a maximum two-year
extension (or as soon as the market improves) for the recording of the PUD Final Plan and an
extension to begin construction on Morea Manor North PUD. The extension is requested to allow
the applicant to obtain and provide collateral for the improvements agreement for this proposed
development.
The final plat application (case #PF-1048) was approved by the Board of County Commissioners
on November 5, 2008.
* Planning staff is in support of the applicant's request to extend this request. Should the Board
choose to extend the application submittal deadline. Weld County Planning would request a plat
submittal deadline of no later than October 19, 2009.

Subject: Morea Manor North
Mr. Gathman,
Per our conversation on Tues., Sep. 1, 2009, I am requesting a 2 year extension on providing
Weld County with the proof of collateral for the "Improvement agreement" for Morea Manor
North. As I explained due to the economy and the real estate market I am having a difficult
time getting a surety bond for Morea Manor North. Please let me know if the County will
approve my request for putting the Morea Manor North project on hold with out penalty for the
next 2 years or as soon as the market improves.
