SUBJECT: Recommended revisions to the USR-1677 (High Plains
Resolution)
The Department of Planning Services recommends the following revisions/additions to the USR-
1677 resolution:
1) Revise Condition of Approval 1.H (page 4) to read:
"The applicant shall enter into on -site (private) road maintenance agreement and off -site (public)
road maintenance agreement and post adequate collateral for access, drainage and
landscape/screening improvements. The agreement and form of collateral shall be submitted for
and reviewed by the Departments of Planning Services and Public Works and accepted by the
Board of County Commissioners prior to recording the Use by Special Review plat. Or the
applicant may sbbmit evidence that all work has been completed and approved by the
Departments of Public Works and Planning Services."
2) Add the following as Development Standard #28 and renumber subsequent Development Standards:
"Should noxious weeds exist on the property or become established as a result of the proposed
development the applicant/landowner shall be responsible for controlling the noxious weeds,
pursuant to Chapter 15, Articles I and II of the Weld County Code."

USR-1677 High Plains Disposal (Platteville)
This is the language for the two items for the Resolution at yesterdays hearing.
1. Prior to Recording the Plat:
I. The applicant shall submit an Improvements Agreement which addresses the timing and scope of the
applicant's participation in paying their proportional share of the costs of improvements for County Road 32 at such time
improvements or upgrades are warranted to the roadway or when it goes from an existing local paved roadway to a
collector -paved roadway.
7. Prior to Certificate of Occupancy
A. An acceleration and deceleration lane will be required at the egress and ingress access points on County Road
32, designed and instilled by the applicant and shall be acceptable to Public Works.
