Lease Agreement between the Weld County Department of
Human Services' Family Educational Network and NORCO
Athletic, Inc.
Enclosed for Board approval is a Lease Agreement between the Weld County Department of
Human Services' Family Educational Network and NORCO Athletic, Inc. This Agreement was
presented at the Board's November 16, 2009, Work Session.
The major provisions of this Agreement are:
1. This Lease Agreement is for storage space for the Department's Family Educational
Network.
2. The space for lease is located at 624 13'h Street, Greeley, Colorado, and consists of a total
of 5,200 square feet.
3. Total rent will be $37,916.58 at a monthly rate of $1,300.00 from December 1, 2009
through May 2010; $1,516.66 from June 2010 through December 2010; and $1,783.33
from January 2011 through December 2012.
4. The term of this Lease Agreement is from December 1, 2009 through December 31, 2012.

LEASE
THIS LEASE made and entered into this 30th day of November, 2009, by and
between the County of Weld, State of Colorado, by and through he Board of County
Commissioners of Weld County on behalf of the Weld County Department of Human
Services Family Education Network of Weld County (FENWC), hereinafter refereed to
as "Lessee", and NORCO Athletic, Inc., whose address is 5800 West 18th Street, Greeley
Colorado, 80634, hereinafter referred to as "Lessor".
WITNESSETH:
LEASED PREMISES That in consideration of the payment of the rent and/or
other compensation and in the keeping and performance of the -covenants and agreements
by Lessee, hereinafter set forth. Lessor hereby leases unto Lessee the following
described property:
The premises located at 624 13`h Street, Greeley, Colorado 80631. The space
consists of 5200 square feet.
Lessor agrees to provide to Lessee exclusive use of all areas of the building and 4
keys to access all areas of the leased premises.
Lessee may install at the leased premises and at Lessee's cost, dedicate telephone
line and/or data connections, and any additional communications link as Lessee may
determine to be necessary. Lessee agrees to purchase, install and maintain any
LAN/WAN equipment required for Lessee/County employees. Lessee will be
responsible for any modifications necessary for Lessee/County employees at the leased
premises to acquire secure access for data/voice services on its network.
FINANCIAL OBLIGATIONS OF THE PARTIES
A. The above building space shall be leased to the Lessee from December 1,
2009, through December 31, 2012, at and for a rental for the full term aforesaid of
$37,916.58. Rent shall be payable in monthly installments of $1,300.00 from December
1, 2009, through May, 2010; $1,516.66 per month from June, 2010, through December,
2010, and $1,783.33 from January, 2011, through December, 2012. Each monthly
installment shall be payable in advance, on or before the first day of each calendar month
during said term at the office of the Lessor. At the expiration of the full term, Lessee
shall have the option to purchase the property at a price of $285,000.00 provided Lessee
gives written notice of Lessee's intent to purchase not later than November 1, 2012.
B. Lessee shall also be responsible for the payment of all taxes, maintenance,
insurance, water and sewer and all other building operating costs. Lessee shall be
responsible for all utilities, including heat and electric. At the expiration of this lease and
after electing not to purchase as provided above, Lessee shall have the option of

extending this lease for an additional five years and rents shall be adjusted yearly based
on annual inflation as measured by the Federal Reserve Index.
RIGHTS AND OBLIGATIONS OF LESSEE Lessee in consideration of leasing
of sai..roperty as aforesaid, covenants and agrees as follows:
A. . pay the rent for the aforesaid property as hereinabove provided and to pay
a security depsit of $3,033.33 representing the first and last month's rents. The security
deposit shall be .. provide for payment of rent in the event of lessee's default in addition
to provide for d. ge to the property.
B. To keep an mprovements upon leased real property and all other property
coved by this Lease in g repair and at the expense of the Lessee and at the expiation
of this lease to surrender . . deliver said property in as good order and condition as when
the same where first provideloss by fired, inevitable accident, or ordinary wear and tear
excepted.
C. To sublet no part of real . operty covered by this Lease, nor assign this Lease
or any interest herein, without the priwritten consent of the Lessor.
D. To keep any real property cove -d by this Lease clean and in the sanitary
condition as required by the ordinances and i'e health and police regulations of the local
jurisdictions in which the property is located.
