WHEREAS , the Board of County Commissioners of Weld County,

Colorado, pursuant to Colorado statute and the Weld County Home

Rule Charter, is vested with the authority of administering the

affairs of Weld County, Colorado, and

_, WHEREAS, a public hearing was held on the 20th day of April,
0) 1978 at the hour of 2 :00 o ' clock p.m. for the purpose of hearing
the petition of Lillian Bird, 2610 49th Avenue Court, Greeley,
Colorado 80631, requesting a change of zone from A - Agricultural
to E - Estate District for the following described parcel of land,
to-wit :
A parcel of land located in the Southwest Quarter (SW4) of
Section 16, Township 5 North, Range 66 West of the 6th P.M.,
Weld County, Colorado, being more particularly described as
follows:
Beginning at the West Quarter Corner (Wa Cor) of said Section
16, and considering the North line of said SW4 Section 16 as
bearing North 89°45'10" East, with all other bearings contained
herein relative thereto;
Thence North 89°45'10" East, along said North line, 1124.03 feet;
Thence South 00°05'30" East, 413.00 feet;
Thence South 59°30'10" West, 109.92 feet;
whence South 89°45'10" West, 1030.35 feet;
Thence North 00°05'30" West, 465.58 feet to the West Quarter
Corner (WQ Cor) of said Section 16, said point being the Point
of Beginning.
Said described parcel of land contains 11.999 acres, more or less,
including a strip of ground 50 feet in width along the West line
of said described parcel of land reserved for County Road R-O-W
purposes and is subject to any rights-of-way or other easements as
recorded by instruments of record or as now existing on said
described parcel of land.
WHEREAS, the petitioner was present, and
WHEREAS, there was no opposition to the request of the
petitioner for a change of zone upon the aforementioned tract
of land, and
WHEREAS , Section 8. 2 and 8 . 3 of the Weld County Zoning Res-
olution authorizes the Board of County Commissioners to grant a
change of zone upon the showing by the petitioner of certain facts ,
and,
