RIGHT, ACCESSORY USE, OR USE BY SPECIAL REVIEW IN THE COMMERCIAL OR
INDUSTRIAL ZONE DISTRICTS (MECHANIC SHOP) IN THE A (AGRICULTURAL) ZONE
DISTRICT - LELAND AND JULEE RIDNOUR
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, by Resolution #2007-0536, dated March 21, 2007, the Board of County
Commissioners approved the application of Leland and Julee Ridnour, 4961 County Road 24.75,
Longmont, Colorado 80504, for a Site Specific Development Plan and Use by Special Review
Permit #1556 for a Use Permitted as a Use by Right, Accessory Use, or Use by Special Review
in the Commercial or Industrial Zone Districts (mechanic shop) in the A (Agricultural) Zone District
on the following described real estate, being more particularly described as follows:
Part of the NE1/4NE1/4 of Section 2, Township 2
North, Range 68 West of the 6th P.M., Weld County,
Colorado
WHEREAS, the Board has been presented with a request from Deutsche Bank National
Trust Company, by Ocwen Loan Services, LLC, to withdraw said application, as the permit is no
longer needed and the plat has not been recorded, and
WHEREAS, the Board of County Commissioners heard all of the testimony and statements
of those present, studied the request of the applicant and the evidence presented in this matter
and, having been fully informed, finds that this request shall be accepted.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the request of Deutsche Bank National Trust Company, by Ocwen Loan
Services, LLC, on behalf of Leland and Julee Ridnour, to withdraw the application for a Site
Specific Development Plan and Use by Special Review Permit #1556 for a Use Permitted as a Use
by Right, Accessory Use, or Use by Special Review in the Commercial or Industrial Zone Districts
(mechanic shop) in the A (Agricultural) Zone District, on the parcel of land described above be, and
hereby is, accepted.

The Department of Planning Services received a written request from Melissa B. Bersch, Asset
Manager, REO Department for Qcwen Loan Servicing, LLC, on behalf of Deutsche Bank
National Trust Company the current property owner of 4961 County Road 24.75, Longmont,
Colorado 80504 to withdraw USR 1556.
USR 1556 was approved by the Board of County Commissioners in 2006. After board action,
the property owner was attempting to meet the conditions of approval when the property was
transferred. The USR plat has not been submitted for recording, therefore, the Department of
Planning Services on behalf of Deutsche Bank National Trust Company requests this application
be vacated.

named therein as mortgagee or beneficiary or has become mortgagee by virtue of endorsement

This Appointment shall apply only to the following enumerated transactions and nothing herein or
in the Agreement shall be construed to the contrary:

The subordination of the lien of a Mortgage or Deed of Trust to an easement in

to trustees to accomplish same
The conveyance of the properties to the mortgage insurer, or the closing of the
title lo the property to be acquired as real estate owned, or conveyance of title to
real estate owned.
The completion of loan assumption agreements
The full satisfaction/release of a Mortgage or Deed of Trust or full conveyance
upon payment and discharge of all sums secured thereby, including, without
limitation, cancellation of the related Mortgage Note
The assignment of any Mortgage or Deed of Trust and the related Mortgage
Note, in connection with the repurchase of the mortgage loan secured and

The full assignment of a Mortgage or Deed of Trust upon payment and discharge
of all sums secured thereby in conjunction with the refinancing thereof, including,
without limitation, the assignment of the related Mortgage Note.
With respect to a Mortgage or Deed of Trust, the foreclosure, the taking of a
deed in lieu of foreclosure, or the completion of judicial or non -judicial foreclosure
or termination, cancellation or rescission of any such foreclosure, including,
without limitation, any and all of the following acts:
a the substitution of trustee(s) serving under a Deed of Trust, in
accordance with state law and the Deed of Trust;
b. the preparation and issuance of statements of breach or non-
performance;
c. the preparation and filing of notices of default and/or notices of sale;
d. the cancellation/rescission of notices of default and/or notices of sale;
e. the taking of deed in lieu of foreclosure; and
the preparation and execution of such other documents and performance
of such other actions as may be necessary under the terms of the
Mortgage, Deed of Trust or state law to expeditiously complete said
transactions in paragraphs B a through 8 e. above.
B. With respect to the sale of property acquired through a foreclosure or deed -in lieu
of foreclosure, including, without limitation, the execution of the following
documentation:
a listing agreements;
b purchase and sale agreements;
c. grant/warranty/quit claim deeds or any other deed causing the hansfer of
title of the property to a party contracted to purchase same;
