The Assessor establishes property values. The local taxing authorities (county, school
district, city, fire protection, and other special districts) set mill levies. The mill levy
requested by each taxing authority is based on a projected budget and the property tax
revenue required to adequately fund the services it provides to its taxpayers. The local
taxing authorities hold budget hearings in the fall. If you are concerned about mill levies, we
recommend that you attend these budget hearings. Please refer to last year's tax bill or ask
your Assessor for a listing of the local taxing authorities.

To preserve your appeal rights, your Petition to the County Board of Equalization must be
postmarked or delivered on or before July 15 for real property and on or before July 20 for
personal property — after such date, your right to appeal is lost. You may be required to prove that
you filed a timely appeal; therefore, we recommend that all correspondence be mailed with proof of
mailing.
You will be notified of the date and time scheduled for your hearing. The County Board of
Equalization must mail a written decision to you within five business days following the date of the
decision. The County Board of Equalization must conclude hearings and render decisions by August
5, § 39-8-107(2), C.R.S. If you do not receive a decision from the County Board of Equalization and
you wish to continue your appeal, you must file an appeal with the Board of Assessment Appeals by
September 11.

Dear Sir:
Please review my assessed valuation amount of $162,516.00 and subsequent Assessor's denial to correct
the value. My correct property value should be $150,802 for the following reasons:
1. As stated in my letter of May 14, 2009, my property is a paired (duplex -style townhome in
College Green Gardens --and my mirror image attached neighbor 's (4492 Pioneer Drive, Account No.
R2070386) property value is $150,802 (Notice of Valuation attached).
2. 1 have enclosed photos of both the front and back of our paired property. As you can see,
these properties are identical on the outside. 4492 has a poured concrete patio and window in their
upstairs bathroom. I have no bathroom window upstairs and a small patio area constructed of pavers. I
recommend that you conduct an inspection of these two properties to verify my claim. Any difference, let
alone a difference of $11,714.00, is simply not correct.
3. Also attached are two comparisons of paired homes in College Green Gardens. One paired
unit is identical in value; the other shows a difference of only $2,000. There are NO paired units in
College Green Gardens that reflect an almost $12,000 difference in value.
4. The Assessor denied my protest of value based upon a "comparison of other similar
properties which sold during the 2007/2008 time period". The adjoining property's (4492) value was
theoretically determined the same way. Because we are minor image properties that are virtually
identical, my comparison properties should be the same and therefore should generate the same valuation
of $150,802 for 2009.
