Based on the fact of a very sluggish real estate market in our area over the past 2 years, the comparables for the area were comprised mainly of HUD code manufactured homes or UBC modulars on acreage. The remaining sales were mainly older farmhomes, but two stick built ranches built in 2002 did show up. Both sold in June of 2007. The assessor did use one of them. 2. Adjustments have to be made for the year of construction and the nice outbuilding each one had, as well as the fact that they both had more acreage than yours. The assessor's land valuation gave them a value of $20,000 per acre, compared to yours at $30,000, so I used the conservative number. Taking an average of the assessor's comparables of $138 per sq.ft., then deducting the acreage difference of about 3.5 acres x $20,000, your valuation is less than 2008 coming in at $204,684. I would encourage you to speak with the assessor's office in light of the two points made above and work with them on reassessing your valuation as things certainly haven't improved over the past two years to indicate any kind of a valuation increase.
