On 12/12/05, the property sold for $433,700. On 06/29/07, the property sold for $470,000. Property assessed value: 2005 $ 66,060 2006 $408,067 (agriculture to residential) 2007 $503,283 (unknown 23.33% increase) 2008 $503,283 2009 $477,492 (proposed 5.38% decrease) Report - May 5, 2009, Colorado State University's Everitt Real Estate Center - "Greeley - Evans prices fell 8.2% from 2007-08, the largest decline in Northern Colorado." The Greeley Tribune, Wednesday, May 6, 2009. In our opinion, the 2007 assessed value of $503,283 was totally out of line and cannot be substantiated, as it was significantly greater than the market (sales) value of the property at any point in time. After we purchased the property, we contacted the Assessor's Office to remedy the assessment. We were told that we could not do anything until the 2009 assessment period. We are currently trying to rectify a wrong that the previous owners did not address. Footnote: Our CitiMortgage refinance, effective 7-1-09, has estimated our current home value at $368,281.
