The parcel of land in question is described as Pt. Ei of Section 11 , T6N, R67W of the 6th P. M. , Weld County , Colorado. The property is located 1 mile south of Severance. The subject property contains 227 . 007 acres of predominantly Class II and III irrigated soils. The request is to split the property into parcels of 1. 007 acres and 226. 0 acres . Presently there are two sets of residential improvements with associated out buildings located in the northeast corner of the proposed Lot B. As stated in a letter dated July 27 , 1977 , it is Mr. Simon' s intention to sell the proposed Lot B and retain the proposed Lot A as a new residential site .
