You have increased the actual value this year to $662,877. By using the enclosed properties sold in the pertinent time frame of the valuation, we feel a more accurate valuation would be $388,050. We arrived at this total by taking an average of the three properties enclosed of their square footage/sale price which is $91.85. We have 2951 sq ft finished so that comes to $271,050. We then added to this total a figure of $117,000 which is the total square footage of our unfinished basement times $40.00 per sq ft. Enclosed are copies of improved property sales search of properties sold between January 2007 and June 2008. Based on the information shown by the sales of these properties, we believe you have our home/property appraised at a higher rate per square foot than what the enclosed properties sold for during the pertinent time frame you are allotted to value our property. Two of the properties are actually in our neighborhood and another just a mile east of us. 1) 36656 Brian Avenue Windsor Alexander Estates (one block from our home) Property sold 4/08/08 for $355,000 — figures to $72.99 per sq ft This home has a completely finished basement and one extra bathroom than our home, plus an out building. 2) 6710 Alexander Drive Windsor Alexander Estates (across the street from us) Property sold 3/19/08 for $430,000 — figures to $99.58 per sq ft This home has a completely finished basement. 3) 37151 Dickerson Run Severance Soaring Eagle Phase IIA (this home is less than a mile from us) Property sold 6/04/08 for $460,000 — figures to $102.98 sq ft This home is has a finished basement, plus one more bathroom than our home plus is newer construction.
