RE: APPROVE LEASE FOR STORAGE SPACE AND AUTHORIZE CHAIR TO SIGN -
NORCO ATHLETIC, INC.
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, the Board has been presented with a Lease for Storage Space between the
County of Weld, State of Colorado, by and through the Board of County Commissioners of Weld
County, on behalf of the Department of Human Services, Family Educational Network of Weld
County (FENWC), and NORCO Athletic, Inc., commencing December 1, 2009, and ending
December 31, 2009, with further terms and conditions being as stated in said lease, and
WHEREAS, after review, the Board deems it advisable to approve said lease, a copy of
which is attached hereto and incorporated herein by reference.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the Lease for Storage Space between the County of Weld, State of
Colorado, by and through the Board of County Commissioners of Weld County, on behalf of the
Department of Human Services, Family Educational Network of Weld County (FENWC), and
NORCO Athletic, Inc., be, and hereby is, approved.
BE IT FURTHER RESOLVED by the Board that the Chair be, and hereby is, authorized
to sign said lease.
The above and foregoing Resolution was, on motion duly made and seconded, adopted
by the following vote on the 16th day of December, A.D., 2009.

LEASE
THIS LEASE made and entered into this 14Say of December, 2009, by and between the
County of Weld, State of Colorado, by and through the Board of County Commissioners of Weld
County on behalf of the Weld County Department of Human Services Family Education
Network of Weld county (FENWC), hereinafter referred to as "Lessee", and NORCO Athletic,
Inc., whose address is 5800 West 18th Street, Greeley, Colorado, 80634, hereinafter referred to as
"Lessor".
WITNESSETH:
ESSETH:
LEASED PREMISES: That in consideration of the payment of the rent and/or other
compensation and in the keeping and performance of the covenants and agreements by Lessee,
hereinafter set forth, Lessor hereby leases unto Lessee the following described property:
The premises located at 624 13th Street, Greeley, Colorado 80631. The space consists of
5200 square feet.
Lessor agrees to provide to Lessee exclusive use of all areas of the building and 4 keys to
access all areas of the leased premises.
Lessee may install at the leased premises and at Lessee's cost, dedicated telephone line
and/or data connections, and any additional communications link as Lessee may determine to be
necessary. Lessee agrees to purchase, install and maintain any LAN/WAN equipment required
for Lessee/County employees. Lessee will be responsible for any modifications necessary for
Lessee/County employees at the leased premises to acquire secure access for data/voice services
on its network.
FINANCIAL OBLIGATION OF THE PARTIES
A. The above building space shall be leased by the Lessor to the Lessee from December
1, 2009, through December 31, 2009, at and for a rental for the full term aforesaid of One
Thousand Six I lundred Seventy -Six Dollars and 87/100 ($1,676.87). The single monthly
installment shall be paid to Lessor following Lessor's execution of this document and upon
approval of this Lease by the Lessee.
B. Lessee shall be responsible for the payment of all maintenance, insurance, water and
sewer and all other building operating costs during the term of the lease. Lessee shall also be
responsible for all utilities, including heating and electricity. Lessor shall submit copies of all
utility statements for the property for the month of December, 2009, and Lessee shall reimburse
Lessor for said expenses which were incurred during the Term of the Lease, within thirty (30)
days of receipt of said statements
RIGHTS AND OBLIGATIONS OF LESSEE
Lessee in consideration of the leasing of said property covenants and agrees as follows:

A. To pay the rent for the aforesaid property as hereinabove provided.
B. To keep any improvements upon leased real property and all other property covered
by this lease in good repair and at the expense of the Lessee to surrender and deliver said
property in as good order and condition as when the same was first provided, loss by fire,
inevitable accident, or ordinary wear and tear excepted. Lessee agrees to repair or to replace any
extraordinary damage to the premises which is caused by Lessee.
C. To sublet no part of real property covered by this lease, nor assign this lease or any
interest herein, without the prior written consent of the Lessor.
D. To keep real property covered by this lease clean and in the sanitary condition as
required by the ordinances and the health and police regulations of the local jurisdictions in
which the property is located.
IN WITNESS WHEREOF, the parties hereto have hereunder set their hands and seals
