Woodruff, Thank you for reconsidering the value of our property and reducing it. We appreciate this but still do not feel it is valued fairly. We do not think it would be possible to sell for over 200,000 at this time. Here are the reasons why: #1. We purchased this property 3 years ago for 195,000. At that time it was a buyers market and today it is even more a buyers market than it was then. #2. Our property is located right on the pathway of the purposed Prairie Falcon Parkway - a toll road that would go from FT Collins down to Colorado Springs. While this toll road will likely never actually happen the fact that we are in the pathway makes our property harder to sell. #3. We do have more than 4 acres, however there is a county road cutting through our property making part of it unusable and reducing the value. #4. You can see that We are sending comparable property that sold between 1/07 and 6/08 and most sold for way less than 238,000. Only 1 sold for more but it is a newer home with pole barn etc. We believe my property should be valued closer to 195,000.
