The actual value of the property should be $214,450. Attached is a spreadsheet summarizing all the properties sold in the Pelican Bay Townhomes for the period January I, 2007 to June 30, 2008. There were two units with the same floor plan as the above referenced unit. The average price between those units is $131.12 per finished square foot. It does not appear from the enclosed MLS information that the basements are finished in those two units. A $30 per square foot value has been placed on the 400 square feet of basement finish. The remaining sales are not comparable due to the size of the units, the fact they are end units and they have a main floor master. The main floor master and the end unit command higher selling prices than inside units. The above referenced unit has all bedrooms on the second floor and is an inside unit (has units on both sides). Finally, this unit was for sale between August 2007 and October 2007. The selling price was $230,000. There was no interest in the unit and it was taken off the market.
