SITE SPECIFIC DEVELOPMENT PLAN AND USE BY SPECIAL REVIEW
(USR) QUESTIONNAIRE
1. The use of this property will be used for a lawn and tree care business (American
Turf & Tree Care). The technicians come in check their schedules and leave to
go to the customers site for treatments. The services we do include fertilizing
lawns, doing weed control, disease control, and insect control. The tree
services include insect control, disease control, and fertilizing. When the
technicians are done they will come back and load their trucks for the next days
production. There is also a small office that we use for record and bookkeeping.
2. The area where our property is located has a verity of zoning all around us.
There is agriculture, businesses, gravel pits, cattle grazing, and horse setups.
The neighbors on both sides of our property have no objections to us running our
business from our property. The railroad tracks separate our property to the
south of us so we don't interfere with anyone on that side. Doing business from
our property will not harm any property values, disrupt any projects, or cause any
concern with the consistency of the land use now in force.
3. There are several businesses in close proximity to our business. We do not
create a problem with traffic on the adjacent roads. At this time we have the
zoning we need to have in place to be able to get the USR.
4. The surrounding area has multiple land uses including residential, businesses,
gravel pits, cattle and horse grazing, and horse stables. In the immediate area
there is R-1, 1-3, R-5, C-3, and Agricultural zoning all within a short distance of
us. Our business does not interfere with any of the zoning now in place.
5. a. The number of employees varies due to the seasonality of the lawn and
tree care business. In the winter we would have a maximum of three to
five employees. During the summer months it may be as high as twelve
employees. There is usually only two to three people on the premises
during the day. The rest of the employees take a route of jobs to do and
leave during the day. Once they get done with their assigned jobs they
come back and get their jobs ready for the following day. It is a rare
occasion that we have customers come to our business. 99.9% of the
time we go to their property and get a handful of customers coming to pay
their bill. Basically business is done by phone, mail, and at the customer's
property.
b. We have had as many as twelve people working for us at any one time in
the past. With growth that number could increase to double the size over

c. The hours of operation is generally form 7:00 a.m. to 5:00 p.m. Monday
through Friday. In the spring we have worked on Saturday and very rare
occasions on Sunday.,So4M ro u*d rte.
d. There is currently one house that we have a small office in one room and
my son living in the rest of the house. There are two shops with one
being 60 feet by 40 feet and the other one is 20 feet by 50 feet. We
would like in the future to take the entire house for the offices and build
another house on the south part of the property. The plan also includes a

60' x 100' shop that we would like to build in the future.
e. We currently have one dog on the property. I don't foresee that changing
in the future.
f. The vehicles that are currently in our fleet range from a couple of Ranger
pickups to several one ton trucks and a 20 foot trailer. We do receive
deliveries from our:suppliers that have the larger trucks with tandem duel
axles (80,000 gvw). The suppliers only come once a week with their

g. The Union Colony Fire Department (City of Greeley) is our fire protection
service. They have chemical labels and MSDS information on file that we
have provided to them in case of an emergency.
h. Our domestic water source is the City of Greeley. There is an adjudicated
well on the property for watering the landscape.
There is a septic system on the north side of the house that has been
doing a very adequate job. At this time I do not see any need for an
additional system until we build a house on the south end of the property
and an additional shop. At that time we would need to put in a septic
system on the south end of the property by the house.
j. The type of items that we store at the property include fertilizer and
pesticides. Most of the products that we have is usually used up within a
couple of weeks. Our pesticide suppliers deliver on a weekly basis and
the fertilizer company deliver to us as needed with a maximum on hand of
1,500 gallons.
6. The landscaping is already in. There are two pine trees, two Oak trees, several
bushes, and 5,500 square feet of turf.
7. There is really no reclamation procedures needed if and when the USR is ever
terminated. If we were ever to move out everything is portable. There is nothing
that can't be moved.
8. We have owned the property since November of 2003 and the former owners
had been there nearly 50 years. In that time there has never been a problem
with water drainage. The buildings are elevated high enough that none of them
have had a problem. The soil has enough gravel in it so that water percolates
down through it very well. The property is located in the City of Greeley's storm
water district and they have not contacted me about any problems. For this
section of town where we are located they rely on the gravel pits to take care of
the runoff and we are just across the street. There should not be any problems
that I can foresee with the present setup.
9. The construction and landscaping are already present. Except for possible
expansion in the future there is nothing to be done at this time.
10. For trash removal we have a dumpster for that purpose. All pesticide containers
are triple rinsed back into the spray tanks on our trucks as required by
regulations. The rinse is then used as a carrier for doing production and the
containers are put in the dumpster for removal. We do most of the maintenance
on our trucks as far as changing oil. This waste is then put into 30 gallon barrels
and when full we have it removed by a company that is in the business to do so.
