We believe the assessment is too high. No homes in our subdivision have sold during the relevant period of January 1, 2007 to June 30, 2008. Several were on the market, but did not sell even though asking prices were reduced. We used similar homes in comparable neighborhoods to reach an appropriate value for our home. The land of all 3 homes we compared were the same size as our land or slightly smaller, but were assessed by the county assessor as greater in value than our land. The houses were similar in size and structure, and all had at least 4 bedrooms and 4 bathrooms. These 3 homes sold during the relevant period for $623,000, $610,000, and $535,000. The average sale price was $110 per square foot. Using this as a basis for determining the market value for our home, it should be assessed at $612,480, not the current assessment of $669,631. Furthermore, we wonder why the county's estimated value of our home again went up when several of our neighbors' values on our street declined. We have made no improvements in the last 2 years to account for this. When we protested our assessment in 2007, the increased assessment was set at $644,186. Data showed Weld County home prices had declined an average of 11.4% for 2007-2008. Thus, we had expected a static or lower valuation in view of the real estate situation here. Also, viewing what the assessments for many of the homes in our subdivision are, it does seem as we are overvalued. We are assessed at the 3`' highest value, but our home would not demand that in the market place. It does not have any extra buildings, has no view lot, and is not on the private lake as several of our neighbors are. Our assessment has increased $200,057(over 42%) since 2004 and the only improvement since that time was to quite modestly finish the basement ourselves..
