Chuck and Alice,
It was nice speaking to you yesterday.
I wanted to send you an email regarding the Non Conforming Use (NCU) and Use by Special Review (USR)
applications.
As you know staff has determined that you could apply for a NCU for the business on the property and not
proceed with the USR application. We would refund your USR application money and put the paper work
from the USR application along with the previously approved Site Plan Review (SPR) paperwork in the NCU
file for our records.
,It sounded like yesterday that you wanted to proceed with the USR application because of a possible resale
value to the property. I just wanted to make sure that you still wanted to proceed that way.

QUESTIONNAIRE
1. Explain, in detail, the proposed use of the property. We will use this as our family
home and for my hobbies consisting of furniture restoration and will have no employees.
2. Explain how this proposal is consistent with the intent of the Weld County Code,
Chapter 22 of the Comprehensive Plan
3. Explain how this proposal is consistent with the intent of the Weld County Code,
Chapter 23 (Zoning) and the zone district in which it is located.
4. What type of uses surround the site (explain how the proposed use is consistent and
compatible with the surrounding land uses)
5. Describe , in detail, the following:
a. Number of people who will use this site: Two
b. Number of employees proposed to be employed at his site: None
c. Hours of operation: not open to public
d. Type and number of structures to be erected (built) on this site: none
e. Type and number of animals, if any, to be on this site: one Boston Terrier dog
f. Kind of vehicles (type, size, weight) that will access this site and how often:

the land that drains to the east away from all buildings into a small unnamed ditch that drains
into Union Reservoir 1-3% slope to the South and East
