The Assessor's determination of value after review is based on the following: AL01 - Your property has been uniformly valued following Colorado law. Your protest of value has been denied due to comparison of other similar properties which sold during the 2007/2008 time period. My estim9te of value at June 30, 2008 is approximately $200,000.00, and if I would have had my place for sale during the time of consideration I doubt very mech if I could have gotten it sold for that amount. This is especially true be- cause of gas prices that got to an average of almost $4.00 per gallon. The homes up for sale out this far came about mainly because of commuting expense, and none of them had good luck in getting sold. Even after price reductions &- sizeable number of them still did not €et sold. It is too expensive to drive approximately 50 miles one way at $4.00 per gallon of gas or prices close to that to get to work every day. I was fortunate and still am to be retired or I would have self out at whatever I could get and it would have occurred before June 2008. Another important factor about my property is that I ' have to maintainke1/2 mile of a public right-of-way to get to a county maintained road. Keeping it graveled is not a cheap operation. Also, if I wouldn't have invested in a caterpillar tractor quite a few years back I would be snow bound every time we get a snow storm that amounts to anything.
