SUBJECT: Recommended revisions to the USR-1679 (JLW Investment,
LLC Resolution)
The Department of Planning Services recommends the following revisions/additions to the USR-
1679 resolution:
1) Revise Condition of Approval 1.1 (page 4) to read:
"The applicant shall submit a Landscape and Screening Plan to the Department of Planning
Services for review and approval. The landscape plan shall address screening of the facility from
the residences to the south and west of the site. An irrigation plan shall be submitted with the
landscaping and screening plan outlining the source of irrigation and irrigation schedule
for the landscaping to be installed on site." (Department of Planning Services)
2) Add the following as Development Standard #31 and renumber subsequent Development Standards:
"Should noxious weeds exist on the property or become established as a result of the proposed
development the applicant/landowner shall be responsible for controlling the noxious weeds,
pursuant to Chapter 15, Articles I and II of the Weld County Code."

I, CHRIS GATHMAN, HEREBY CERTIFY UNDER PENALTIES OF PERJURY THAT THE SIGN
WAS POSTED ON THE PROPERTY AT LEAST TEN DAYS BEFORE THE BOARD OF
COMMISSIONERS HEARING FOR USR-1679 IN THE AGRICULTURAL ZONE DISTRICT.
