based on the following:
AL02 - The actual valuation of your property has been adjusted based on new information. This may
be information you have supplied, corrections of characteristics or additional sales which we have
uncovered during the appeals process.
If you disagree with the Assessor's decision, you have the right to appeal to the
County Board of Equalization for further consideration, § 39-8-106(1)(a), C.R.S.
The deadline for filing real property appeals is July 15.
The deadline for filing personal property appeals is July 20.
The Assessor establishes property values. The local taxing authorities (county, school
district, city, fire protection, and other special districts) set mill levies. The mill levy
requested by each taxing authority is based on a projected budget and the property tax
revenue required to adequately fund the services it provides to its taxpayers. The local
taxing authorities hold budget hearings in the fall. If you are concerned about mill levies, we
recommend that you attend these budget hearings. Please refer to last year's tax bill or ask
your Assessor for a listing of the local taxing authorities.

APPEAL PROCEDURES
County Board of Equalization Hearings will be held from

To appeal the Assessor's decision, complete the Petition to the County Board of Equalization shown
below, and mail or deliver a copy of both sides of this form to:

To preserve your appeal rights, your Petition to the County Board of Equalization must be
postmarked or delivered on or before July 15 for real property and on or before July 20 for
personal property — after such date, your right to appeal is lost. You may be required to prove that
you filed a timely appeal; therefore, we recommend that all correspondence be mailed with proof of
mailing.
You will be notified of the date and time scheduled for your hearing. The County Board of
Equalization must mail a written decision to you within five business days following the date of the
decision. The County Board of Equalization must conclude hearings and render decisions by August
5, § 39-8-107(2), C.R.S. If you do not receive a decision from the County Board of Equalization and
you wish to continue your appeal, you must file an appeal with the Board of Assessment Appeals by
September 11.
If you are dissatisfied with the County Board of Equalization's decision and you wish to continue your
appeal, you must appeal within 30 days of the date of the County Board's written decision to ONE of

Binding Arbitration

If the date for filing any report, schedule, claim, tax return, statement, remittance, or other document
falls upon a Saturday, Sunday, or legal holiday, it shall be deemed to have been timely filed if filed on
the next business day, § 39-1-120(3), C.R.S.

On May 16, 2009, I submitted a protest to the Real Property Notice of Valuation for the above property.
The protest was received and signed for by the Weld County Assessor on May 19, 2009. This protest
included copies of three properties in Carmacar Subdivision which sold between January 2007 and June
30, 2008. I am attaching a copy of the protest letter.
I have not received a Notice of Determination from the Assessor's Office. Therefore I am submitting this
appeal to the County Board of Equalization. I am requesting a hearing before the Board regarding the
valuation determined by the Assessor's Office.

The above property is a one story ranch home built in 1975. Total square footage is 1468 sq. ft.,
including three bedrooms, and one bath, situated on one acre of land. There is no basement. The house
has not been updated, remodeled or improved. There is one unimproved outbuilding. The 2009
assessment claims an increase in value of $88,198, or a current value of $323,825. Attached are copies
of three properties in the Carmacar Subdivision which sold from January 2007 -June 30,2008.
5346 Fir Ave —This property has 1.55 acres, an 1890 sq. ft. house with 2 full baths. It sold for $302,500.
5517 Aspen Ave —This property has one acre, a 2386 sq. ft. house with two full baths. It also has a
30x24 workshop, a built in sauna, new carpet, new appliances, and a central vacuum system. It sold for
$335,000.
1843 Pikes Peak St. —This property has 1.65 acres, a 2038 sq. ft. house with two baths, and includes
numerous upgrades. It sold for $372,000.
The above properties all have much larger square footage, two baths, and numerous upgrades. Two of
them also have more acreage. The assessed value of my unimproved 1468 sq. ft. home should be
significantly below any of the sales prices of the above homes. I was unable to locate any information
on the Weld County website which substantiates the 2009 assessed value of my home.

I've carefully reviewed the NOD. While I feel that the assessor's valuation
was not sufficiently lowered, given the comparable properties I submitted,
I've decided not to pursue the appeal process.
