The property on the north end will be used as a small business for auto repair and service. The work will be performed primarily for family and friends. Repairs and service will be on a light duty forum, such as tune ups, oil changes, belts, hoses, brakes, pumps, computer scans and other miscellaneous service. 2. Weld County code allows for land uses other than zoned by granting USR permits. (See section 22-1-50 D. Article II paragraphs 1 and 2) 3. Weld County Code (See Section 23-1-40 Section A) A) Many of my friends are ranchers and farmers and ask for my services. B) By having a small business. C) By keeping a small home business, it has little effect on property values. It may even increase its' value. D) One acre is not enough land to farm or ranch. A small home business is applicable. 4. Farming, ranching, roofing companies, glass companies, pet groomers, real estate home businesses, trucking companies, tree trimming, dog kennels, landscaping and well and drilling companies. 5. A) One owner operator will use the site to do all repairs and service. B) There will be no other employees. C) The hours of operation will be from 8:00 a.m. to 6:00 p.m., Monday through Friday. Saturday will be by appointment only, D) No other structures will be added as the building used already exists. E) The only animals on site are two dogs that are family pets. • • • F) The work will be performed on all makes and sizes of automobiles. These will include mostly cars and pickups. Flatbed trucks and other types of vehicles, such as boats and motor homes are rare. No vehicles are worked on that are rated to carry over 2 tons. G) Fort Lupton Fire Protection H) The water tap is supplied by Aristocrat Ranchettes Water Project, account number HAN129. I) Existing septic system. 3) Several types and weights of lubricants and oils will be maintained; a maximum of 4 cases. Two cases of antifreeze and 1 case washer fluid, as well as small quantities of gear lube, brake fluid and cleaners will also be kept on site. 6. Landscaping already exists. (see map) 7. No reclamation will need to take place. The property will return to residential with a detached garage. 8. Infiltrates to the Barlow Ditch. 9. The building and landscaping already exists. 10. No more than 8 gallons of used oil or 4 gallons of used antifreeze will be on site at any time. They will be stored in one gallon containers. The used oil will be taken to a Fort Lupton facility to be recycled. The used antifreeze is filtered and treated for re -use. Most of the parts including batteries, water pumps, and motors and electrical parts are returned to the parts retailer for remanufacturing. All of the parts and wastes are stored inside the facility until disposal.
