GENERAL WARRANTY DEED
THIS DEED is dated November 2, 2007, and is made between MARGARET V. MORTON,
LARRY L. STEVENS, AND ROBERT J. STEVENS (whether one, or more than one) the "Grantors"
and MORTON LAKES, LLC, a Colorado limited liability company, the "Grantee", whose legal address
is 4395 Washington Street, Denver, Colorado 80216.
WITNESS that the Grantors, for and in consideration of the sum of Ten Dollars ($10.00) and
other good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged,
hereby grant, bargain, sell, convey and confirm unto the Grantee and Grantee's assigns forever, all of
Grantors' interests in the real property, together with any improvements thereon, including all sand and
gravel and all other of Grantors' mineral interests not reserved hereunder, located in the County of Weld,
State of Colorado described as follows:

MADE A PART OF THIS GENERAL WARRANTY DEED.
SAVING AND RESERVING unto Grantors, and Grantors' heirs, successors and assigns, all of
Grantors' interest in oil and gas rights, leases and royalty income from oil and gas production.
TOGETHER with all and singular hereditaments and appurtenances thereunto belonging, or in
anywise appertaining to the reversions, remainders, rents, issues and profits thereof, and all the estate,
right, title, interest, claim and demand whatsoever of the Grantors, either in law or equity, of, in and to the
above bargained premises;
TO HAVE AND TO HOLD the said premises above bargained and described, with.the
appurtenances, unto the Grantee and the Grantee's heirs and assigns forever.
The Grantors, for the Grantors' heirs and assigns, do covenant, grant, bargain, and agree to and
with the Grantee, and the Grantee's assigns: that at the time of ensealing and delivery of these presents,
the Grantors are well seized of the premises above described; have good, sure, perfect, absolute and
indefeasible estate of inheritance, in law and fee simple; and have good right, full power and lawful
authority to grant, bargain, sell and convey the same in manna' and form as aforesaid; and that the same
are free and clear from all former and other grants, bargains, sales, liens, taxes, assessments,
encumbrances and restrictions of whatever kind or nature whatsoever, SUBJECT TO all reservations,
restrictions, easements and rights of ways of record, if any; oil, gas and other mineral
conveyances and reservations, leases and assignments of record, if any; all zoning and land use
rules and regulations of Weld County, the State of Colorado and other governing bodies; all
existing waterways, irrigation canals and laterals; and subject to real property taxes for 2007 and
subsequent years.
And Grantors shall and will forever WARRANT AND FOREVER DEFEND the above described
premises, in the quiet and peaceable possession of Grantee and the heirs and assigns of the Grantee,
against all lawfully claiming the whole or any part thereof.
