- The purpose of this submittal is to document the existing non -conforming use of this
property as a private airport that has been in continuous use since Lloyd Land first
acquired the property in 1963.
- Property has been used continuously to support ongoing farm operations since 1963.
Currently there are six employees engaged in the daily farm operations.
The property has been used continuously use as a private airport and is registered as
such with the Federal Aviation Agency. The number of people associated with the
airport is six.
The road access is from WCR 51 through a paved drive. During the workweek, the
average vehicle traffic is about 10 cars or light trucks per day with an addition 4 trips
in and out by heavy trucks or farm equipment. There is also additional truck traffic
during harvest season. This traffic is all related to the farming activities of the
property. Vehicle traffic related to the airport averages about 4 car trips a day.
- There are eight airplanes currently housed in the enclosed hangers. This number is
anticipated to increase to fifteen or more, as the Owner is a collector and restorer and
seeks to add to his collection from time to time.
All buildings shown on the site plan are existing and are used for on going farm
activities or private airport uses. There are currently no plans for expanding the
existing level of airport activity.
- There are two water well permits on record. A commerical use permit, number
90875, is used for the office at 6511 WCR 51 and south house at 6509 WCR 51. A
domestic use permit, number 18653 is used for the north house at 6513 WCR 51.
- There are three septic permits on record. Permit number SE -0400036 is used for the
office. Permit number 450066 is for the south house at 6509 WCR 51. Permit number
SP -9900303 is for the north house at 6513 WCR 51.

Water Division No. 1, on March 2, 1981, and the Referee
being fully advised in the premises, does hereby find:
All notices required by law of the filing of this ap-

Statements of opposition to said afli.l i cation have been
timely filed by Henrylyn Irrigation District, by and
through its counsel, David 3. Miller ono Associates, by
Steven Gordy -Jansen and by the Church of Jesus Christ of
Latter Day Saints, a Utah corporation, by Nathan K. Done,'
President of the Littleton, Colorado Stake and Agent for
the Church. The opposition of Hohrylyn Irrigation District
was subsequently withdrawn.
All matters contained in the application having been
reviewed, and testimony having been taken whore such testi-
