The legal description is WIN 3WV L3 Water Valley SUB #3. I paid $195, 500 for the property on August 31, 2005 when the market was at its peak. My condo is the smallest unit floor plan with 550 square feet on the main floor and a finished room in the basement of 420 sq ft. There is a bedroom over the garage and one over part of the living room. The unit next to mine at 248 Rock Bridge Land has 1544 square footage and sold on 2-5-09 for $151,200. The HOA fee has increased due to the Windsor tornado and snow removal/security fees. I have not raised the rent as I have a single mother living there. Tuesday, July 28, 2009 America Online: Guest Reasons to reconsider Property Taxes for 246 Rock Bridge Lane, Windsor 80550 I would like to compare properties with the same number of bedrooms, floor plans, square footage, same year built, location to clubhouse, and lake accessibility. 1. This is the smallest floor plan of the units built. Center units listed as comps have upstairs balcony off the master bedroom, master bath with large tubs. I have only a shower and small closet in the master bedroom. 2. My floor plan has two bedrooms upstairs; one is over the garage, the other over the living room. No laundry room, I had to put a stackable washer dryer in the hall closet between bedrooms. 3. Should be listed as 2 bedrooms 3.5 baths, as the basement is one room 420 square foot it does not have a separate bedroom. There is a 20 square foot bathroom, rest is two storage rooms, unfinished. 4. The square footage of units I am being compared with is all main floor or upstairs finished rooms, not basement space. 5. My garage is cut short for the corner and at 428 sq ft. and has to have one car parked at an angle to close the garage door. 6. The kitchens in 119 Bayside, 123 Bayside, and 246 Habitat, have an eating area, plus a dinning room. I have a galley kitchen with an eating area as you walk in the front door. 7. Units built the same year as mine in my building at 248-249 Rockbridge have main floor master bedrooms with fireplaces that open to both rooms, plus two bedrooms upstairs. 8. Even though the units in my building did not sell during the 2007-2008 time period you can see a pattern for decreasing values as they sold in '06 and '09. Unit #249 with 1392 square feet sold for $180,000 in 2006 and the unit #249 with 1544 square feet sold for $151, 200 in 2009. 9. Comp units listed are newer built and located closer to the lakes. The 246 Habitat unit is on the side by the clubhouse, sand beach lake and swimming pool and not my floor plan. The 244 Habitat unit is my floor plan and sold for $169,404 1 '/z years before I bought mine. 10. I rent this unit to a single mother and lowered the rent for her $100 per month from the previous renters of 2005-2006. My HOA fees have increased from $150 to $180 per month.
