REVIEW (USR) QUESTIONNAIRE
The following questions are to be answered and submitted as part of the USR application. If a question does not
pertain to your use, please respond with "not applicable", with an explanation as to why the question is not
applicable.
1. Explain, in detail, the proposed use of the property.
2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22 of the
Comprehensive Plan.
3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning) and
the zone district in which it is located.
4. What type of uses surround the site (explain how the proposed use is consistent and compatible with
surrounding land uses).
5. Describe, in detail, the following:
a. Number of people who will use this site (-264 olaSte

d. Type and number of structures to be erected (built) on this site

QUESTIONNAIRE ANSWERS
1. The proposed use of my property is to extend and parka semi -truck and 3 end
dumps and 1 extra trailer. As result I have different kind of jobs, and sometimes I
have to use different trailers it depends on my contract job. In the future I would
like to get other semi -truck in case of emergency (brake down. Also it's more
secure to have my equipment at home.

3. My understanding of Weld County Code, chap. 23 Zoning I can park 1
commercial semi -truck and 1 trailer, all I need is permit to park 3 extra trailers
that I will use with the same semi -truck.
4. My zone is rural, around my house there are approximately 3 residences 40o ft.
South, 500 ft. to North and across my property East side is 500 ft.
5. Only 1 person will use the parking lot (owner) and who is living current at the
property.
a) 2 Kids, my wife and the owner.
b) Only i (owner)
c) My business hours will be approximately Monday -Friday from 7 am- 5 pm.
The semi- truck leave around 7 am and come back to 5 pm, Saturday and
Sunday will be closed.
d) There will be no structures built on the site.
e) No animals
f) Besides i semi -truck and 3 extra trailers will be separate vehicle for each
resident Expedition 99, an F-150 97 and Honda 97.
g) Fire protection will provide by the Fort Lupton Fire Department Station #1.
h) The property has its own water well as its water source.
i) The property will continue to use the existing sewage disposal system which
was created some time before our occupancy.
j) There is not warehousing being proposed.
6. The property will continue to use all existing utilities as well as septic water;
therefore the owner will be the only one person that will use it in this property. (
No employee)

8. The storm Water drainage it will evaporate and it runs to the North side.
9. I will use the main entrance 4943 WCR 37 for any car that I will use.
10. Usually I have extra tires that are storage inside my garage, and to the North side
of my garage there's one waste for the trash.

To Whom It May Concern:
I, Carlos Cisneros have been receiving letters where it explains that I need a
permit to park my semi -trucking trailers outside of my residence on 4943 WCR 37. I
have I have talked to the neighbors and they don't mind me parking 3 trailers and my
semi -truck. Below are the signatures of the neighbors that don't have a problem.
This is a very important matter to me and my family and I would appreciate a
resolution to this situation.

Currently have 3 trailers and 1 semi -truck 1 flatbed and 3 end dumps. The Weld
County Code allows 1 semi -truck and 1 trailer as a use by right. As a result I am
applying to keep the other 2 trailers.
Because this process is costly, I am also requesting to allow the option of adding
additional semi -truck.
