Intent. Agriculture in the COUNTY is considered a valuable resource which must be protected from adverse impacts resulting from uncontrolled and undirected business, industrial and residential land USES. The A (Agricultural) Zone District is established to maintain and promote agriculture as an essential feature of the COUNTY. The A (Agricultural) Zone District is intended to provide areas for the conduct of agricultural activities and activities related to agriculture and agricultural production without the interference of other, incompatible land USES. The A (Agricultural) Zone District is also intended to provide areas for the conduct of USES by Special Review which have been determined to be more intense or to have a potentially greater impact than USES Allowed by Right. The A (Agricultural) Zone District regulations are established to promote the health, safety and general welfare of the present and future residents of the COUNTY. (Weld County Codification Ordinance 2000-1) The Department of Planning Staff has determined that the parking of any commercial vehicle located within a subdivision with small parcels and narrow streets does not meet the intent of the Agricultural Zone District and compromises the safety and welfare of surrounding property owners. 2009-1052 Should the Board approve this request, the following conditions shall apply: 1. The zoning permit shall not be transferable by the applicant and/or owner to any successor. The zoning permit shall terminate automatically upon conveyance or lease of the property. 2. The property is in violation of Chapter 23 of the Weld County Code (Violation #ZCV09- 00046). The applicant shall schedule a final inspection with the Weld County Zoning Compliance Officer to ensure compliance of the property. 3. Approval of this application for a zoning permit application shall not be considered to release the applicant from complying with any private covenants in place. 4. The commercial vehicle permitted must be operational with current license plates at all times. 5. There shall be no parking or staging of commercial vehicles on the County roads or rights -of -way. The applicant shall utilize on -site parking only. 6. The applicant shall maintain compliance with Section 23-4-950 of the Weld County Code at all times.
