Dear Mr. Phillips:
I believe you will agree that the Commissioners have been
reqsonably patient while waiting for you to comply with their
requests that you change the entrance/exit road for your
property from 59th Avenue to 24th Street.
I would prefer not to require you to change the location of
the road, but there does not appear to be any other solution.
After personally examining the area, I believe that the road
creates a serious traffic hazard. If an accident did occur
at this location, the county could possibly be held responsible.
Also, I have verified that the school bus will not stop at
your road.
Considering the facts, I hope you will now comply with my
request to correct the situation. If it is not corrected
within the very near future, I will be required to take more
definite action. If you have any questions before beginning
work to correct this situation, please feel free to contact me.

of New Jersey, your inspection of 24th Street east of 59th
Westridge Avenue and the two cul-de-sacs running south therefrom;
and , the cul-de-sac to the north of 24th Street, formerly known as
59th Avenue; the aforementioned streets being newly constructed
under contract with Bestway Paving Company of Greeley.
If your letter to me of September 27,1974 constitutes your
inspection approval in accordance with said specifications,

Grant Phillip., Westridge Subdivision Lot 30 - B .P . 92415
Dr. Fry said that he and the other owners will have a meeting with the
County Commissioners at a 'later date to try to get permission to change
the ruling on the access on 59th Avenue.
^0ur.;, office gave out the address as 6280 59th Avenue - I do not know when
ror' how this came about. When Dr. Fry came in for a new address our office
found out about. the access that was not possible on 59th Avenue .

• Gentlemen:
Approximately three years ago we purchased lot number 53 in the
Westridge addition, and one year later we were issued the address of
6280 59th•Westridge Avenue by the County Planning Commission when an
address was needed for installing a private gas line.
Since that time we were told the above address was incorrect and
issued a new address of 2550 59th:Nestridge Avenue. Recently, we were
informed by Mr. Virgil McKee, Chief Building Inspector that this new
address is not possible without your permission, and on his advise, we
are requesting your permission for a road cut that will give us egress
to 59th Westridge Avenue.
Our reasons for making this request aril that since the time of the
purchase and issuance of address, we have situated our home on the
property to utilize 59th Westridge Avenue. As our home is now nearing
completion, any other egress would be extremely difficult. Also we
have over 500 feet of visibility in any direction to 59th Westridge
Avenue.
We are hoping that you will consider our situation and allow us
to keep the address of 2550 59th Westridge Avenue.

Dear Mr. Ewing:
This letter is to confirm our conversation of October
27, 1972. Please accept it as a formal request for a
driveway access onto Sixty-fifth Ave. from Lot 27 Westridge
4th Filing.

As per our discussion the access is to enter 65th Ave.
from Lot 27 at a point centered at about 285 feet south of
the north east corner stake of Lot 27.: This -stake is also
the south east boundary of the existing cul de sac : of 24th
Street.
We feel that entering 65th Ave. at this point:would :
provide for excellent visibility from both north and south;
would provide for better use of the existing terrain in
terms of lot planning and house placement; and finally, would
avoid the necessity for extensive control of run-off waters
from the properties above and to the north.
Your consideration and cooperation in this matter is
much appreciated.

After reviewing your request for access onto 65th Avenue from lot 27, I concur
and will grant access at a point 285' south of the Northeast Corner of lot 27.
However, if traffic projections materialize you may wish to design your land-
scape for an additional access onto the cul-de-sac of 24th Street. There may
well be, at some future date, a traffic light at that intersection which would
make access easier onto 65th Avenue-from the cul-de-sac on 24th Street. This
is by no means a requirement, but you might want to consider it in your land-
scape design.

Avenue
Gentlemen:
Clients of this law office, Mr . and Mrs. Grant Phillips and Dr .
and Mrs. Tom Fry, have contacted us concerning difficulties of
5 access onto what is designated as 59th Westridge Avenue in West-
ridge Subdivision. They have previously been sent a letter from
Burman Lbrenson' stating that access from their respective lots,
Lot Numbers 30 and 53, onto 59th be closed.
As you may or may not be aware, this creates considerable hard-
ship and is contrary to many assumptions that they have had. In
order to fully explain our position we would request that you grant
a hearing to us in order that we might petition your Commission for
some relief .
Please instruct me when an acceptable time could be set . It is my
assumption that no final action will be taken with regard to these
access points until after we have been given a hearing . I thank
you for your consideration.

that the County holds . The purpose of this strip was to limit
access to that thoroughfare. The thoroughfare is designated
as an arterial on our thoroughfare plan and our comprehensive
plan.
This entire matter of. access has been brought to the attention
of the Board of County Commissioners and they have requested
that the access be closed off. This letter is notice that
the closing should take place before April 12, 1974. Adjacent
roads are provided for access and the new access points should
be graded and placed by the above date.

Re: Road Cuts of Thomas Fry D.D.S .
and Grant Phillips in Westridge
Gentlemen:
I have talked previously with Mr. Billings who instructed me that
your decision had been to deny the existing road cuts onto 59th
by the Fry and Phillips' families. When we met with you previously
to discuss this matter you indicated that, in the event of an ad-
verse decision upon our petition, you would grant a reasonable time
for them to cut new roads. I would like to confirm this with you.
We would like to request a year in which to close out the existing
access. We appreciate that the traffic flow on the road will be
increasing dramatically in the next few years. An immediate cut
of the new access would be a considerable burden at this time.
Given the fact that the traffic load is not yet a critical problem,
we assume that this one year will be acceptable with you. Would
you please advise me if that is not acceptable with your Commission.
