WHEREAS , the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, it has been determined by the Board of County Com- missioners of Weld County, Colorado, at a public meeting held on the 29th day of June, 1977, in the Chambers of the Board of County Commissioners of Weld County, Colorado, that a certain parcel of land, being the property of K & R Livestock Commission Company, Inc. , located in the SEa of Section 34 , T1N, R68W of the 6th P.M. , Weld County, Colorado, more particularly described as follows : The Southeast one quarter of Section 34, Township 1 North, Range 68 West of the Sixth Principal Meridian, County of Weld, State of Colorado. The parcel of land in question is described as the SE4 of Section 34 , T1N, R68W of the 6th p .m. , Weld County, Colorado. Said property is located at the NW corner of the junction of interstate Highway 25 and Colorado State Highway 7. The subject property contains 160 acres of Class II , III , and IV irrigated soils . The request is to split the property into parcels of 10. 005 acres and 149. 095 acres . The re- quest is to sever the 10. 005 acre parcel which contains the existing auction barn and associated facilities from the remainder of the property in question. As shown on the recorded exemption plat , the 10. 005 acre parcel is severed from the remainder of the property by the Bull Canal . Additionally, a residence currently exists on the northeast corner of the proposed Parcel A. Based upon the information submitted and the adopted poli- cies in the county, the Planning Commission staff recom- mends the request be approved for the following reasons : 1 . The proposed split conforms with the intent clause of the recorded exemption procedure (Section 9. 2 of the Weld County Subdivision Regulations) , the intent clause of the Agricultural District (Section 3 . 3(A) of the Weld County Zoning Resolution) , and the Weld County Comprehensive Plan since each resulting parcel contains Page 2 con ' t .
