Explain, in detail, the proposed use of the property. Storage of construction materials that were not used in commercial and industrial projects. Materials are stored inside of a 2007 pole barn. There is a proposed privacy fence associated with this structure. Delivery into and out of this structure is limited to two times a week between 7am and 6pm. Deliveries will be made with my personal truck without signage. 2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22 of the comprehensive plan. States — Minimize the incompatibilities between commercial uses and surrounding properties. The goal is to address the conversion of agricultural land to minimize the incompatibilities that occur between uses in the agriculture zone district and other zoned districts that allow urban uses 3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning) and the zone district in which it is located. Allows for a use by right, an accessory use, or a use by special review in the commercial or industrial zoned district. 4. What type of uses surround the site (explain how the proposed use is consistent and compatible with surrounding land uses). The adjacent properties consist of ranch style residences. All neighbors have existing pole barns used for storage and all neighbors store material and equipment outside. One neighbor has a horse pen next to his pole barn. • 5. Describe, in detail, the following : a. Number of people who will use this site Just myself b. Number of employees proposed to be employed at this site None c. Hours of operation 7am to 6pm, once or twice a week Monday thru Friday d. Type and number of structures to be erected (built) on this site Just my house e. Type and number of animals, if any, to be on this site None f. Kind of vehicles (type, size, weight) that will access this site and how often 6000 lb pickup w/4000 lb trailer g. The landscaping shall be separately submitted as a landscape plan map as part of the application submittal . Shall remain the same, building is existing. House will be landscaped. 7. Explain any proposed reclamation procedures when termination of the Use by Special Review activity occurs. None required. 8. Explain how the storm water drainage will be handled on the site. There are no new buildings or parking lots being added. 9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to begin. No new storage facility, building is existing. 10. Explain where storage and/or stockpile of wastes will occur on this site. There is a dumpster, but there will rarely be any waste, but from future personal residence. I have submitted my house plans to the planning department and will be starting construction as soon as I get my permit. House will be completed in approx 6 months. This will be my primary residence and it will have a permitted septic system. • I will be installing a graveled road with the residence along with watered landscaping consisting of bluegrass and other natural grasses. There will not be traffic on bare soil to create dust. Access to the storage shed will be directly off a lane serving the house which will be covered in crushed concrete. I am expecting to access this storage shed • no more than once a week (in most cases once a month). I am in the process of converting all items to long term storage items and will have this completed no later than 4/10/09. • There will be no waste generated on this property. The only business related items stored in this building will be metal doors similar to your office doors and will be used in construction and not disposed of. The design is not fully completed but will consist of grass around the house and up to the barn with trees located around the house and barn for visual appeal. These areas will be irrogated with a normal sprinkler system. I have hired a landscape architect (Terraphonic)whom will be designing and specing all aspects of my landscape design. • • Dumpster will be located on the Westside of the barn out of site and will have lids for wind protection. There is no intent to store business related product outside of the barn. If I do I will install the proper screening prior to doing so. • There will be no business related lighting requirements. Storage of metal doors only. • This will be my primary residence and will be landscaped and maintained. • The only material loading will be on the concrete apron in front of the barn. • There will be no business signs of any sort. There will be adequate site distance and no obstructions in view. • Water quality feature is not a part of this USR application. It will be built with my new residence (scheduled for completion in 6 months).
