Subject: Coal Bank Crest PUD, Open space parcel
Dear Mike:
The Department of Planning Services has reviewed your request to add the parcel presently identified as
"Open Space"to a residential buildable parcel. Review of the Change of Zone Resolution, case number S-
540,for Jim and Bonnie Bates, indicates that a PUD for five(5) residential lots and two acres of open space
was approved by the Board of County Commissioners in 2000. Given this finding, this office will require a
two step application process, Change of Zone and Final plat. Staff recommends that both cases be run
concurrently, with a request to the Board of County Commissioners for an administrative review of the Final
plat.
To facilitate a seamless application and referral process, the Department of Planning Services requests a
pre-application meeting with representatives for the Coalbank Crest HOA, and County staff, e.g.,
Environmental Health, Public Works, Building (if required)and Planning. The pre-application meetings are
held each Thursday and Friday, commencing at 930AM on Thursday and 10AM on Friday. Please find
enclosed the pre-application request form.
