Explain, in detail,the proposed use of the property. *EXISTING* We arc applying for a USR which will bring our property located at the southwest corner of County Rd 25 '/3& County Rd 22 '/a into compliance for our family owned business of twenty-five years(construction company). We have the business office adjacent to the modular home on the upper southeast corner of the 41.505 acres of the former dairy farm that was purchased in November of 1990. There is also a 190 Victorian Farm house that the owner's mother had lived in until she passed away in June of 2008. We plan on updating the farmhouse. In the future the owners will move into it, at that time the modular will become living space for family and/or business as needed it provides the facilities for the office. We park our large equipment between&behind the cattle pens when it is not in use on jobsites. There is no extra traffic onto the property because all staff is sub-contract labor and reports to the jobsites for work. The office staff consists of the two owners of the property and two of their children. The landscaping and improvements that have been made on this property in the last 20 years have made so that from Hwy 85 & CR 25 '/z all you see are trees and green grass. Road 22 ''/is a dead end that leads to private property and is only used b the oil well trucks and those of us that belong out there. This is a multiuse property there are cattle, chickens, dogs&cats besides it being a favorite place for all the family members to come and visit. We are continuing to raise cattle&chickens for the use of the family. We are applying for a Recorded Exemption dividing the 1905 Victorian Farm house off into its own lot. *MORE DETAIL* We run the office and do the administrative tasks for the construction company from this property.We build homes, apartment buildings ect.so little of the actual construction company business is handled from this property.The office is the only building on the property that is used for business purposes.We use the Bathroom in the modular for the office staff. We park equipment on the runway between the cattle pens when it is not in use on a jobsite.We do not do Maintenance on our equipment here on the property.That is performed at the jobsite or it is taken to a repair facility. 2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22 of the Comprehensive Plan. The existing zoning of this parcel is an A(agricultural)Zone district. The property has not been farmed to our knowledge. It had been a dairy re i our purchase that had accepted the government buyout in the 1980's. The majority of the property is pasture that we use for our cattle T asturc is in the floodplain. There arc no plans to build in this area. At this time we have 13 head down from 53. This property will remait a primarily family home with a family business on site. The business operation is not visible from the main road. We maintain the two homes at landscaping, we plant a large garden for the family use during the spring and summer. We have no plans to make any additional changes to the property. As mentioned in 1. We are going to divide the 1905 Farmhouse into an exemption. We do use the pasture for our cattle to graze on. During the winter months we keep one of our large forklifts here on the property so that we can keep road 22 1/2 cleared of snow so the acre, is open for our neighbors to the north& west of us. 3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning)and the zone district i which it is located. The business is a family business that is not visible until you come onto the property. We have kept the property family first because that is wha is important. We have a large family located in the immediate area. We will split the property into two with a home on each piece without making any additional changes to the existing property. The property is a Family home with two homes a 1905 Farmhouse that is empty at this time&a modular home that is adjacent to the office for the business. The property has been kept in the same state as when purchased only upgraded to a better appearance. We continue to raise cattle and chickens for food. 4. What type of uses surround the site (explain how the proposed use is consistent and compatible with surrounding land uses). The existing zoning of this parcel is an A(agricultural)Zone district. We are surrounded by pasture(ours&property to the south),a dairy fart & fields(north), a historic converted schoolhouse(north), a former crop field now a property for a home/business(northeast). Another forme crop field now monthly hay auction(east)& 2 homes(south& southeast). In the 19 years since the purchase of this former dairy farm we have added landscaping and property upgrades that have reduced the amount of dust produced and control the weeds that had been growing unchecked. From the Hwy all you see is white picket fence and trees. This is a family business run from a family farm. You do not even realize there is any type of business activity happening here until you have come onto the property because it is a home before it is anything else. Then is no signage of any kind to indicate the construction company. The office for the construction company is here, all construction activates take per the jobsites where the buildings arc being constructed. I have spoken with Joanna Williams at the Division of Water Resources, about this well providing the water for the office. There is no water in the office. We use the modular next too the office for bathroom facilities. It is my understanding that as long as the persons that work in the office reside on the property the well does not need to be permitted as a commercial well. • There are no other persons that work onsite or that come onsite for work related activities other than the persons that reside on the property. The one person who works full time in the office is myself and the other person who works part time is my husband, we both reside on the property. We own a construction (frame & trim) company and have for 31 years and it has been incorporated since 1985. My husband does all of the paperwork (paying sub-contractors-filling out W-9, getting certificates of liability, workers compensation certificates) and what they do not have is faxed to our office. All meetings with GC's are held at their offices or at the lumber company. We do not conduct meetings at our office, it is a home before it is an office. This is a home office that outgrew the card table, extra bedroom, so it became a separate building right outside the front door.
