• The primary usage of our property is for dwelling as a family. However, since we have a home based tree
service business we use our property for that as well. We park two business vehicles, one chipper, and one
trailer on the property. All of our chipping operations are conducted at every job site. We then dump the
mulch we acquire from jobs on our property. I have a sign facing the road that reads, "Free Mulch." I give
away the mulch/wood chips year round. In our peak season,the mulch goes nearly as fast as I can dump it.
If, however, I have more than 100 cubic yards of mulch in the designated area, I dump mulch at a site in
Longmont. I never allow the mulch piles to get too large. Since my chipper can only accept up to 9"
diameter wood, the larger wood is then brought to my property. I also allow people to cut up and take away
this wood. The large wood is mainly taken away with the primary use for firewood. In the future, we may
build a green house to grow small trees. We may also add an extra entrance (or much wider entrance), a
shop to park the trucks,and a car port for my employee.
2) I believe our intensions for the image of our property are consistent with the Weld County Code, Chapter 22
of the Comprehensive Plan. Section 22-2-20. F A. Policy 6.2 "Support opportunities, such as, yet not limited
to...home business..."
3) I believe our intensions for the usage of our property are consistent with the Weld County Code, Chapter 23
(Zoning) and the zone district in which it is located. Section 23-3-40. O allows for a Home Business
through the Special Use Permit process in the Agricultural Zone District.
4) We are zoned agriculture; however, many of the residents around us have home based business,just as we
do. They use their property in a similar manner as I do.
5) Some details:
a) We have a 6 person family who use the property. I have one full-time employee.
b) I currently have one full-time employee. If the demand of business gets higher, then I'll hire one more
• person. My employee rarely works on the property; normally parks his vehicle in the morning to then
ride away in a company vehicle. There are times when my employee may stay on my property to do
minor maintenance stuff(i.e. clean/sharpen saws,check fluid levels, lube the chipper, etc...)
c) 7am-7pm, Monday through Saturday
d) We may possible erect 3 buildings. We may have a green house built,a carport,and a shop built.
e) We don't have any animals on the property at the moment; however, we may get up to 12 chickens and
2 goats. This is not something we are certain of, it is more or less an idea we talk about.
f) The largest vehicle I have is an 18,0001b GVW truck. I have a 1 ton pick up truck and we have a
commuter car. My employee has a commuter car as well.
g) Fire protection is Mountain View Fire District.
h) Our water source is Longs Peak Water District.
i) Our home has a septic system for sewage disposal. If, my employee needs to use our bathroom, he uses
our bathroom. As for the people who come on our property to get mulch or firewood; since 2004, we
have never had one request for someone to use the bathroom. Most people get what they need in about
15 minutes. Very few people are here for more than one hour. If, Weld County requires that I have a
restroom facility for anyone else visiting my property,then I'm wondering if it would be okay to provide
a portable toilet during the peak season of business. In our peak season, we may see 20 persons per
week on our property. I have looked into the idea and I could have a service clean out the portable toilet
weekly. In the slower months, we may see one person per week picking up wood or mulch. Therefore,
it begs the question; is it necessary to have a permanent bathroom facility? If, Weld County says, I need
a permanent structure, I'll get one. I'm just trying to save money.
j) We do not have a need for a storage warehouse.
al) If we have the funds to ever landscape our property I would put in a natural wind break along the north
property line. If we had the second entrance to the property it would make a arched driveway. Inside that
arch, I may put an orchard there. We may decide to gravel the drives and then upgrade to asphalt
driveways. We may also plant trees around the home for shade. The lay of the land has a 1% or 2% grade
to it. The flow of water would be from the north east to the south west. The irrigation ditch is located to the

west side of the property. Thegetative cover is what ever grows is allowed to grow. I simply mow down
the weeds to keep them about 4"-6" in height. I currently park my work pick up truck and dump trailer in
front of the home. My chip truck and chipper are parked on the north side of our home.

offsite as well. If there is exceptional precipitation, it will puddle in various places and seldom flow down
hill to the southern most part of our property. If I see water in our southern most part of the property, I see it

9) Construction is a mere dream. I haven't the slightest idea as to when I would do any landscaping or
building. I have only submitted the location of possible future buildings because it was advised to do so. It
was advised because if I don't put them on the plat map, I would have to go through the USR process all
over again. If, however, I do plan on building anything I mentioned above, I will pull the necessary permits
required.
10)We currently dump mulch and wood along the west property line, which is later taken away from people in
need of the mulch and wood. Our household waste is taken care of through the septic system. Any trash or
recyclables acquired from our household is taken away from Western Disposal. Trash or recyclables
acquired from the business are mixed in with our household bins to be taken away from Western Disposal.

Hello Kim.
Here is the PDF of the Plat Map. I'm using Cad Pro in order to create these plat maps. In order for it to fit onto
a 8.5"x11" sheet of paper, the software will not allow me to change the scale of this smaller version to 1"=20'.
When I make changes to the larger version, I can make that into tha scale size.

our bathroom because we don't work on our property. It is very rare that he is on the property for more than a
half hour per day. Normally, we just meet here to drive to jobs.
Waste handling: The business only acquires waste from our lunches. We throw our trash away, at the end of
the day, in our residential trash cans. Western Disposal provides our waste disposal service.

Kim. Sorry for not replying sooner.
I'd like to discuss my situation with bathroom facilities. In the 6 years of us living her and operating our business from our home,we
have never had one person ask us to use a restroom. So,if the county wants me to spend a lot of money(that I don't have)to make
a facility, I think it is asking way too much. Even with the warmer weather and people doing yard work,the demand for mulch and
firewood is down. We see a couple of people per week at this moment. I truly think that my peak season volume of persons coming
on my property is May through September. That is less than 6 months per year I may see,on average 1 or 2 people per day on my
property seeking free mulch or wood. So, please, I'm asking from some more consideration of the request of having a portable toilet
here on my property.
I have looked into the service and I'd be willing to pay$96 dollars per month to have it cleaned out weekly. And like I mentioned
above, in 6 years,we have never had someone ask to use our bathroom. So, I'd most likely be paying$96 dollars per month for the
possibility someone in a small window of time may need to use the restroom. Otherwise, I'd be paying out thousands of dollars for
nearly nothing.
As far as storm water goes... I don't know if a Weld County employee has been on my property, but the water percolates into the
ground just fine. We park 2 vehicles outdoors.That's it. Many of my neighbors do the same or have more vehicles parked on their
properties. Our personal car is in our garage. I highly doubt a small drop of oil here and there is going to upset the ecology in the
event of a storm bringing a lot of water here. We have a clean operation here. That is our storm water plan. What else needs to be
done?
t abatement? Hmm... Our dust abatement plan is that we don't create much at all in the first place. Once again: my
ployee arrives in the morning. We then leave to work. We then arrive in the late afternoon. As far as dust goes. I'm pretty sure
there are many many people who kick up more dust than I do.
And the mulch doesn't blow away. It never has and never will. In fact,we will typically mulch our driveway to control dust for the
brief seconds of driving in and out. However,with the moisture we had this winter, it has opened my eyes to adding gravel to our
driveway. I don't know if this would contribute to dust in the air or not. Can I put gravel down? Or do I have to asphalt everything?
But,if I did asphalt, I'd for sure have to have a storm water plan...
The property as we know it will pretty much stay the same for many many years. I don't/can't do the stuff I put in my USR. I was
advised to put down whatever I thought I may do some day. And, I did that. So, I believe things are being taken out of proportion a
little. Or, I simply don't understand the formalities. Because I feel as if there are all sorts of road blocks being thrown my way to
scare me out of our property. Correct me if I'm wrong.
I'm sorry for the long e-mail. With the season getting busy, my days are long. I'm the owner/operator of the business, so I'm not
home until the evenings these days.
