Mr. Ochsner states that this will be built in a natural commercial use area. Why is this natural commercial use or commercial in nature property? With no commercial facilities in the adjacent properties the question would be, "is this really appropriate land use for this particular piece of property?" In this struggling economy how will this particular project benefit Weld County? To respond to the racetrack, located at the intersection of Weld County Rd 34 and the East I-25 Frontage Rd. in the Town of Mead, this racetrack no longer exists. That racetrack failed after multiple attempts of different types of racing at that location. At the time this • facility was operating there was existing storage facilities' on site. Our question would be how is Mr. Ochsner planning on placing this facility on his property? Our understandings in the planning stages are the completion of County Rd 9 in which would change the accessibility greatly on this property. Also, how much area is this construction actually going to take up? The balance of the vacant land is going to be used for what? The South East adjacent property is a lake with large trees in which I would certainly think Weld County Planning would like to see included in whatever is built in that location and would benefit the beautification of the visual landscape of that particular area as a corridor of Weld County. Enjoying life on our hobby farm for the past 30 years with the diversity of agriculture in mind raising our own feed for our 4-H livestock projects we are very concerned about storage units being built on that site. Is this commercial project compatible with the existing and surrounding land uses? The access to our property from these units will be very accessible and frankly a concern about the safety of our property. What are the prohibited items for these units and how will these items be controlled? Attached is a map of the existing multiple storage units within the area of the proposed • property. With a few calls to these existing businesses we have found none of them to be 100% full at the time of our call. (EXHIBIT 1 ( 2010-1270 .
