In the Development Standards under Prior to Recording the Plat, 2C, it indicates that the applicant
should enter into a Road Maintenance and Improvement Agreement with the Weld County Public
Works Department. The applicant has submitted this agreement for the upgrade and resurfacing
of WCR 10 east of WCR 19. We will schedule this for a 9 a.m. hearing.
An Improvements Agreements According to Policies Regarding Collateral for Improvements(private
road maintenance) was submitted. I have reviewed the quantities and unit costs to complete the
400 feet of upgrading of WCR 10 (section line road access). These items and quantities are
adequate to complete this project.
The applicant identified landscaping on the plat drawing with red cedar, evergreens, and shrubs.
Planning Services shall verify if a landscape requirement should accompany the Exhibit A portion
of the improvements agreement prior to scheduling.

SUBJECT: RE-3051, John Zadel
This is a follow-up to my telephone message to Robert indicating a Nonexclusive Right-of-way
Agreement for WCR 10 will not be required for RE-3051. Instead, a Long Term Road
Maintenance and Improvements Agreement will be required for USR-1330, John Zadel, for Lot
A of the recorded exemption.

Dear Mr. Anderson:
We are in receipt of your letter dated October 22, 2001, regarding conditions of approval:
U.S.R.-1330. Due to the time frame of our consulting engineer, we have been unable to provide
a mylar plat within the sixty (60) day time grant.
Please consider this letter a formal request to extend the time frame an additional sixty (60) days
from the date of this letter.
Thank you for your assistance in this matter.

Re: Conditions of Approval: USR-1330
Dear Mr. Zadel,
On 6/27/01 your application for a Use by Special Review was approved by the Weld County Board of County
Commissioners with specific Conditions of Approval.
One of the required Conditions of Approval grants Applicants Sixty(60)days to submit a Mylar Plat.Should
you choose not to complete the Use by Special Review process and provide the required Mylar Plat, the
Department of Planning Services will need to be notified in writing of your decision.
If you do not formally withdraw your application and/or are unable to meet the Conditions of Approval, your
case will be scheduled for a Hearing before the Weld County Board of County Commissioners. Planning
Staff will be recommending denial of your request at the hearing. If your application is denied by the Weld
County Board of County Commissioners, the decision could affect future land development applications
located on the parcel. Withdrawing applications, in most cases, will not affect future applications.
Planning Services Staff is aware of the difficulty and associated delays in meeting the Conditions of
Approval normally associated with land use cases,and is willing to work with you in completing your request.
Please notify the Department of Planning Services, in writing, within 10 working days of you decision.
