An inspection has been made on the recently asphalted
North 5th Avenue , Ida Industrial Park. As of November
10 , 1977 said avenue is accepted for partial maintenance
in accordance with Sec . 1 . 3 of the Weld County Construction
Standards .
In approximately 9 months we will make a second inspection
to determine if North 5th Avenue is acceptable for final
acceptance and full maintenance . You will be notified of
the results of our second inspection .

Dear Mr. Newton :
Attached hereto are two (2) copies of the Annexation
Petition, one for your file and one to be returned to the
City of Brighton, for the annexation of the Western Company ' s
property to the City of Brighton.
The attached Schedule "A" description contains Lots 1 and 2
Ida Industrial Park First Filing as well as the adjacent streets .
Your company signatures should be placed on page 3-A and
notarized as shown ,
The circulator ' s affidavit will be filed by me , upon the
return of the petition.
I have also enclosed a copy of the original water and
sewer service utility contract that was signed by the developer
of Ida Industrial Park and erroneously recorded in Adams County,
Colorado and will now be recorded in Weld County, Colorado . I
bring this to your attention, since it did not show in the Weld
County Records at the time Western Company purchased the subject
property.
Also for your infoLwation, the street known as North 5th
Avenue has been paved to Weld County standards of twenty-four
(24) feet in width. As noted in paragraph 15 of the agreement ,
curb , gutter and any additional paving (approximately eight (8)
feet wide) will be required at the time total development occurs
in the park but in no case less than five (5) years from date
of annexation.

Sewer and water lines have been installed and there should
not be any additional cost to your company except for any addi-
tional taps that you may desire .

PETITION FOR ANNEXATION
O THE CITY COUNCIL OF THE CITY OF BRIGHTON , COLORADO :
We , the undersigned , being the record owners of the real
property of the territory hereinafter proposed to be annexed to
the City of Brighton , Colorado , a municipal Corporation , located
in the County of Adams and State of Colorado, do hereby respect-
fully petition that the following territory be annexed to and
become a part of the City of Brighton , to-wit :

LEGAL DESCRIPTION ATTACHED AS SCHEDULE "A" •
In support of said petition, your petitioners allege that:
I . It is desirable and necessary that the above described
territory be annexed to the City of Brighton;
2. Not less thaneee-sixth of the perimeter of the area
proposed to be annexed is contiguous with the City of Brighton; ' •
j . A community of interest exists between -the territory
proposed to be annexed and the City of Brighton:;
4, The territory proposed to be annexed is urban or will be
urbanized in the near future;
5 . The territory proposed to be annexed is integrated _or
is capable of being integrated with the City .of. Brightonf
6 . Ho land within the boundary of the territory to be an-
nexed held in identical ownership, whether consisting of one
tract or parcel of real estate or two or more contiguous tracts
or parcels of real estate ;
a . Is divided into separate parts or parcels without
the written consent of the landowner or landowners thereof,
unless such tracts or parcels are separated by a dedicated
street , road or other public way; •
b . Comprising twenty acres or more and which, together
with the buildings and improvements situated thereon has an as-
sessed value in excess of two hundred thousand dollars for ad
valorem tax purposes for the year next preceding the annexation
is included within the territory proposed to be annexed without
the written consent of the land owner or landowners.

7 . The signers of this petition comprise 100% of the land
owners of the territory included in the area proposed to be an-
nexed, exclusive of streets and alleys;
8 . The mailing address of each signer, the legal descrip-
tion of the land owned by each signer, and the date of signing
of each signature are all shown on this petition ;
9 . As a part of this petition is the affidavit of the cir-
culator or circulators of this petition stating that each signa-
ture hereon is the signature of the person whose name it pur-
ports to be ;
10 . Accompanying this petition are four prints of an annexa-
tion map containing the information following;
a . A written legal description of the boundaries of the
area proposed to be annexed ;
b. A map showing the boundary of the area proposed to
be annexed , said map prepared and containing the seal of a
Colorado registered Surveyor.
c . Within the annexation boundary map there is shown
the location of each ownership tract in unplatted land, and the
boundaries of the platted land and the plat number of plots or
of lots and blocks are shown;
d . Next to the boundary of the area proposed to be
annexed is drawn the contiguous boundary of the City of Brighton,
there being no other municipality abutting the area proposed to
be annexed ;
e . The dimension of the contiguous boundaries are
shown on the map.
11 . That the above described territory is not presently a
part of any incorporated City, City and County, or Town,
