WHEREAS, it has been determined by the Board of County Commis-
sioners, Weld County, Colorado, that a certain tract of land being the
property of Lloyd Sharp, Eaton, Colorado, and more particularly described
as follows:
That part of the West one-half of the Southeast Quarter of
Section 31, Township 7 North, Range 64 West of the Sixth
Principal Meridian, Weld County, Colorado, described in
Book 693, Reception No. 1614660 of the Weld County records
and further described as:
Beginning at the South Quarter corner of said Section 31;
thence North 90°00'00" East on an assumed bearing along
the South line said Section 31 a distance of 1213. 25 feet;
thence North 00°55'25" East a distance of 2641 . 69 feet to a
point on the East and West centerline said Section 31; thence
North 89°59'52" West along said East and West centerline a
distance of 1196. 50 feet to the center of said Section 31;
thence South 01°17'12" West along the North and South center-
line said Section 31 a distance of 2642. 06 feet to the point of
beginning; contains 73. 06 acres of which 0. 84 acre is in Weld
County Road 74 right-of-way, more or less,
does not come within the purview of the definition of the terms "subdivision"
and "subdivided lands" as set forth in 1976 C. R. S. 30-28-101 (10), as
amended, and
WHEREAS, the Board of County Commissioners of the County of
Weld, State of Colorado, has studied the request of the petitioner and studied
the recommendations of the Weld County Planning Commission, and having
been fully informed, now desires to exempt this particular di vision of land
pursuant to its authority under 1973 C. R. S. 30-28-101 (10) (d), as amended.
NOW, THEREFORE, BE IT RESOLVED, that the hereinabove
described tract of land owned by Lloyd Sharp, Eaton, Colorado, be exempted
from the definition of the terms "subdivision" and "subdivided lands" as
provided for in the new Weld County Subdivision Regulations at Section 2-1,
A. , (3) adopted August 30, 1972.
The above and foregoing Resolution was, on motion duly made and
seconded, adopted by the follo;>g vote on the 26th day of May, A.D„ 1976.

Dear Commissioners:
The attached application, plat and related items are in reference to
a request, by Lloyd Sharp, for a Lot Size Variance and a Recorded
Exemption on a parcel of land described as part of the Wz of the SEa
of Section 31 , Township 7 North, Range 64 West of the 6th P.M. , Weld
County, Colorado. Said parcel is located a mile west of Galeton on the
north side of County Road 74. The subject parcel contains 73.06 irrigated
acres with soil classifications ranging from II through VI . The request
is to split the property into parcels of 5.83 acres and 67.23 acres.
Each resulting parcel would contain one set of improvements.
Based upon the information submitted, the Planning Commission staff
recommends approval for the following reasons:
1 . All items required for submission are completed.
2. The proposed split conforms with the intent clause
(Section 9-2 of the Weld County Subdivision Regulations),
the intent clause for Agricultural District (Section 3.3(A)
of the Weld County Zoning Resolution), and the Weld County
Comprehensive Plan in that each resulting parcel would
have an existing set of improvements. The use would be
compatible with surrounding agricultural uses .

Dear Gentlemen:
I hereby request a recorded exemption on the following described
property.
The West one-half of Section 31, Township 7N, Range 64 West of the 6th
P,M.
If granted this request I will sell off a parcel of land. consisting of
5.83 Acres along with existing home which I will remodel. This part of
my farm is actually wasted ground as it now stands. Very seepy and has
never been used as farm ground,nor will it ever be feasible to use it
as such. I will put the ground in some kind of pasture grass,remodel
the home, and clean up that area in general. This will provide a small
tract of land with home where a family can enjoy country living and
have a horse or two,or a few calves . I feel it will add to the community
rather than destroy any valuable land. I would like to start on this as
soon as possible.
