. 1. The proposed use of the property is to park one semi truck and two low boy
trailers on the property of 9131 Apache Road.
2. Weld County Code, Chapter 22 of the Comprehensive Plan states that only one
commercial vehicle (one truck and one trailer) is permitted on a property of less
than eighty acres in size in a residential subdivision. We are applying for a Use by
Special Review permit to extend the parking of an additional trailer on the
property.
3. The above proposal is consistent with the Weld County Code, Chapter 23 code in
that the USR applied for would extend the use of one commercial vehicle on the
property to the use of one commercial vehicle and an additional lowboy trailer.
4. The surrounding areas are zoned residential, commercial, and agricultural.

a. Cody W. Pickering will be the sole user of this site to park one semi truck
and two lowboy trailers.
b. Only Cody W. Pickering, owner/operator, will be parking on the site.
• c. N/A: There are no operations on the property other than parking.
d. N/A: There will be no structures erected on the site.
e. N/A: There will be no animals on the site.
f The following will have access to the site. One Kenworth semi
tractor/trailer: 24,000 pounds no more than one time daily. The
truck/trailer will leave the property once and will return once. No business
is done on the property.
g. Fire protection is provided by the Firestone Fire Department located at
6800 Tilbury Avenue, Firestone, CO.
h. The water source on the property is provided by Central Weld County
Water District 2235 2n° Avenue, Greeley.
i. The existing sewage disposal on the property is a septic system. Please
refer to septic permit.
j. N/A: There is no storage or warehousing on the site.
