RE: APPROVE VACATION OF USE BY SPECIAL REVIEW PERMIT#1574 - ROBERT AND
LAURA BASS
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, by Resolution #2007-0971, dated April 25, 2007, the Board approved Use by
Special Review Permit #1574 for a Church, Childcare Center, and Private School in the A
(Agricultural) Zone District for New Hope Family Christian Church on the following described real
estate, to-wit:
Lot A of Recorded Exemption#4300; being part of the N1/2 NW1/4
of Section 28, Township 2 North, Range 67 West of the 6th P.M.,
Weld County, Colorado
WHEREAS,the Board has received a request from the current property owners, Robert and
Laura Bass, 8076 County Road 18, Fort Lupton, Colorado 80621, to vacate said Use by Special
Review Permit#1574, and
WHEREAS,the Board of County Commissioners heard all of the testimony and statements
of those present, studied the request of the applicant and the recommendations of the Department
of Planning Services staff and all of the exhibits and evidence presented in this matter and, having
been fully informed, deems it advisable to approve said vacation.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that Use by Special Review Permit#1574 be, and hereby is, vacated.
The above and foregoing Resolution was, on motion duly made and seconded, adopted by
the following vote on the 31st day of March, A.D., 2010.

SUBJECT: Request to Vacate USR-1574
The Department of Planning Services is in receipt of a letter dated February 5,2010 requesting that the conditionally
approved Special Use Permit[USR-1574]for a Church,Childcare Center and Private School be vacated as the property
has been purchased by Laura and Robert Bass who intend to utilize the property as a single family residence.
The Department of Planning Services requests the support of the Board of county Commissioners on this request.
For reference,this case was heard by Planning Commissioners October 17,2006 and approved by the Board of County
Commissioners on April 25, 2007.

Dear Mr. Swanson:
We purchased 15 acres at 8076 Weld County Road 18, Ft. Lupton from Carbon Valley Church
which was in the process of developing a church on the property we purchased.
We purchased the property for use as a horse ranch,and will no longer be developing the
property for a church. We hereby request the zoning for church use be abandoned.
