ORDINANCE NO. 44
IN THE MATTER OF APPROVAL OF PARKING SPACE LEASE AGREEMENT
BETWEEN REX LIMITED AND THE WELD COUNTY DIVISION OF HUMAN
RESOURCES.
BE IT ORDAINED BY THE BOARD OF COUNTY COMMISSIONERS OF WELD
COUNTY, COLORADO:
WHEREAS, the Division of Human Resources of Weld County,
Colorado has presented to the Board of County Commissioners
a lease agreement between Rex Limited, a corporation, and
said Division of Human Resources for parking space located on
the Northeast corner of 7th Street and 8th Avenue. A copy of
said lease agreement is attached hereto and incorporated herein
be reference at this point, and
WHEREAS, said parking lot will be shared with the Grand
American Fare, Inc. , with the Division of Human Resources using
the parking lot Monday through Friday, 8 : 00 a.m. to 5 : 00 p.m.
for approximately 25 cars, and the Grand American Fare, Inc.
using the parking lot in the evenings after 5 : 00 p.m. , and
WHEREAS, the Division of Human Resources ' portion of the
rent for use of the parking lot will be $150. 00 per month and
said lease agreement shall commence on January 1, 1979, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado deems it advisable to approve said lease agreement.
NOW, THEREFORE, BE IT ORDAINED by the Board of County Com-
missioners of Weld County, Colorado that the parking space lease
agreement between Rex Limited and the Weld County Division of
Human Resources be , and hereby is, approved.
BE IT FURTHER ORDAINED by the Board of County Commissioners
of Weld County, Colorado that an emergency exists which requires
that this Ordinance be enacted forthwith in that said parking
space lease agreement must be in effect by January 1, 1979 and
normal Ordinance procedures would prevent this, and therefore,
this Ordinance is declared to be an emergency Ordinance under
the provisions of Section 3-14 of the Weld County Home Rule Charter.

PARKING SPACE LEASE AGREEMENT
This Lease Agreement, made and entered into this 1st day of
January , 1979, by and between the Weld County Division of Human
Resources, hereinafter referred to as Lessee, and the Rex Limited, a corporation,
hereinafter referred to as Lessor.
WITNESSETH:
In consideration of mutual covenants of the parties hereto, it is agreed:
Section I
SUBJECT AND PURPOSE
Lessee demises and leases a portion of the parking space on the 150' x 190'
lot located at the northeast corner of 7th Street and 8th Avenue, Greeley, Colorado.
Legal description of the property is Lots 9 through 14, Block 38, City of Greeley,
Weld County, Colorado.
Section II
TERM
This Lease shall commence January 1 , 1979.
Section III
RENT
The Lessee agrees to pay rent for this lea e Agreement in the sum of $150.00
per month, payable on the first day of each month. The first payment is to be
made upon the execution of this Agreement.
Section IV
CHARACTER OF OCCUPPi'CV
The Lessee' s principal use of the parking space will be Monday through
Friday, 8 a.m. to 5 p.m. , and will generally involve not over 25 cars. The Grand
American Fare, Inc. , will principally use the Flrking space in the evenings after

5 p.m. , with some heavier use to accommodate luncheon (noontime) traffic. The
use of the parking space will be on a "first-come-first serve" basis. Any
signs erected on the property directing users of the parking space will
be at the expense of Lessees and subject to prior approval of Lessor. The
property will be available in its present physical condition. No improvements
will be provided by the Lessor.
At the rate of 300 square feet per parking space, this property will
accommodate a total of 95 cars.
Section V
ADDITIONAL PROVISIONS
This lease may be terminated by either Lessee or Lessor providing a
thirty (30) day written notice.
