I'm not clear if"Weld County" owns anything in this section—just the use of the Thomas Pit. I hope this helps. IN TAXATION AND MICHIGAN October 14 , 2010 Weld County Board of Commissioners C/O Bruce Barker PO Box 758 915 10th Ave. Greeley, CO 80632 Re: Possible Land Purchase Dear Mr. Barker: This letter is a follow up to our conversation earlier today regarding a gravel pit I beleive to be owned by the County (though maybe only leased) and used for gravel extraction in Section 01, Township 08, Range 61. It is approximately 134 acres with an extremely complex metes and bounds description and lies entirely within a section of land, that belongs to us (titled in my wife's name, Lisa D. Walter). We plan to renew the CRP contract on the surrounding acreage and I wanted to know if the County might have any desire to dispose of this piece. I would like to bring the entire section together which would help make the CRP determination much easier on our piece as it's been adjusted twice now given the difficulty of the boundary (legal description enclosed). Also, merging these two pieces would facilitate cattle upon the property as you can see from the description and plat, this is an almost impossible piece to fence and get it right. It may be that the County continues to have use of this piece though I am asking, in part, because I haven't seen any evidence of extraction for several years now. Since continued gravel extraction would frustrate the reasons for which I would be purchasing it, the severance of the mineral and surface interests would not be my first choice. It is not clear to me what the value of the land is. It has little value agriculturally except for the perimeter CRP or dry land farming and the cattle issue relates to the ease of fencing, not the grazing value of such land. I do recognize that the mineral interests have some value and would expect that to be component of any agreed upon price. Please let me know if the County would entertain the sale of this assuming it is indeed owned by the county.
