COLORADO SUBJECT:AmUSR-1218 Water Quality Requirements
Dear Mr. and Mrs. Schnuerle,
At the Planning Commission Hearing on September 7, 2010 your representative indicated that a water quality feature
would be provided for your project. I completed the calculations to size your water quality feature and they are attached.
The water quality feature is essentially a 1 foot deep depression that will catch stormwater runoff from your property. An
existing onsite grassy low point can be used or you can dig a shallow depression along the southern end of your RV
parking area.
The storage volume required for your site is around 1,000 cubic feet. Your depression should meet this volume. You
should size your depression to fit your site. You could use a long, skinny, 1 foot deep depression that is 10X100 feet or
you could use a 1 foot deep depression that is 20X50 feet. If you would prefer to use a 2 foot deep depression, your area
could be 10X50 feet. You may also show an existing low grassy area on your site.
When you have decided what area to use for your water quality depression you will need to show an outline for it on your
•plat and label it as"Water Quality, No Build/Storage Area".
Weld County Code (Sec 8-11-30, Chapter 1, #17) states that, "No stormwater detention shall be required for
redevelopment of commercial and industrial sites where the change of use does not increase the imperviousness of the
site; however,water quality capture shall be required." This is the stormwater criteria you fall under because your building
is in the footprint of an existing structure and you will not be paving or graveling further so you are not increasing the site
imperviousness but water quality is still required by the Code.

Julie,
I stopped by the Schnuerle property this morning and although they were not available, a construction worker showed
me the low area where flows travel to. Right now the area is all dirt so it would not qualify as water quality but I was
told that they are planning to seed it after the construction is finished. If the area is vegetated with grass then it would
certainly qualify as a water quality area.
They should take care to keep that area as a low point when grading nearby so that the site continues to flow that
•rection. I've attached a photo of the area.
On the final plat they will need to show the area as "Water Quality, No Build/Storage Area". The depth is quite shallow
so if we estimate that it is 6" deep then their area outline will need to cover approximately 40X50 feet which it appears
should easily fit into the future grassy area.
