• 1. Small Breeding Kennel. My personal dogs will be used for raising
puppies. We would have 25 or less adult dogs at any one time. The
puppies would be offered for sale by appointment only. To minimize any
potential noise problems the dogs are housed at night. We would be
using only a small portion of our property for the raising of the dogs.
The greater portion of our 5 acres would still be in pasture. We have a
building with 4 inside confinements with dog doors going out into 4
large run areas. We have 4 large runs with dog houses. The double
garage has 4 - 6' x 12' pens for whelping and raising the puppies.
2. Our main property will still be AG and the portion used to raise the dogs
is small and therefore would not have an adverse affect on the health,
safety or welfare of the community. Weld County upholds the right to
own and utilize private property as long as there are no adverse
conditions and its goal is to promote opportunities for County citizens.
3. Our zoning is AG and the greater portion of the property would remain
as such. The areas proposed for the raising of the dogs will not adversely
affect the land. No additional roads or access are proposed and when we
cease to raise dogs the land would return to its original AG use with
minimal changes.

4. To our North is pasture and crop land, to the east is hay land, to the south
is pasture and 1 residence and to the west is pasture. Our dogs would not
impact the surrounding properties. We are working on a perimeter pipe
and field fence so the dogs would be contained on our property and not
be allowed to roam onto surrounding properties. We are using only a
portion of our property for the dogs so would be in keeping with the AG
designation.
5. a. 2. Myself and my Husband. When pups are available customers are
by appointment only.
b. None besides us.
c. We are available 24/7 but by appointment only. Normally the
appointments are between 10a.m. and 6p.m.
d. Buildings are pre-existing. Pole type barn for the horses. Possibly in
the future we would build a Kennel/Office. The pole type barn may
possibly be converted to use for the dogs. We have a Quonset 10 x 14 that
we use with attached runs. Also 4 temporary runs with igloo dog houses.
The puppies are housed in our double car garage.
e. 25 or less dogs at any given time. Cats 3 domestic and the occasional
• feral. 2-4 horses.

the Trash truck once a week.

i. Existing Septic of 1250 gallon tank with 33 chambers. 999 sq. ft.
absorption trench.
j. Storage of dog food and shavings in a shed.
6. Landscaping already exists. Trees for shade and bushes and flowers in
beds near buildings.
7. No reclamation would be necessary. All land and buildings would
return to prior condition and usable for normal AG use.
8. The storm water drainage naturally runs to the north and west of the
property into our pasture. There are no lakes, irrigation ditches or rivers
that would be impacted.
9. Except for possible future building all facilities already exist.
10. Animal waste is picked up usually daily and at the least weekly,
depending on weather and put in a dumpster, which is emptied weekly by
B & C Refuse 970-785-2908.

• I would also like to mention that the dog pens have greenboard
under the fencing. It is buried underground and also raised above
ground with the fencing attached and this would contain any water
that could possibly overflow. It would also keep any water from
flowing through the pens.
The 4 pens with dog houses, the water would naturally stay within
the pen, due to the area surrounding the pens is raised higher than
the ground inside the pen.

Regarding Heath Department Comments:
Dust abatement plan: The dogs are located in an area that if dust
should become an issue the pens can easily be hosed down with
• water.
Waste handling plan: Dog waste is picked up either daily or at
the very most weekly. It is placed in a dumpster which is picked up
weekly by B&C Refuse, 970-785-2908.
