GREELEY, COLORADO 80632 COLORADO November 3, 2010 Pastor Don Veazey Tri-Town Baptist Church 420 Johnson Street Frederick, CO 80530 Subject: Vacant Home at 430 Johnson Street Dear Pastor Veazey: Please accept this letter as a response from the entire Board of County Commissioners regarding the letter you submitted October 22, 2010. In your letter you inquired about the status of the vacant home located at 430 Johnson Street and whether the County could provide assistance in having it condemned or torn down. Staff from the Weld County Building Department and Health Department observed the structure. A representative of the Health Department visited the site on October 27, 2010, and determined there are no public health issues existing on the property. The Building Official conducted an inspection of the property on November 2, 2010, and determined the building is secure, is not in danger of collapse, and is not a public nuisance. Building Department staff attempted to contact the owner, with no success, to make them aware of your concerns. Given the current condition of the structure, the County's adopted rules and regulation do not provide a mechanism for condemnation or demolition. I understand your frustration. Unfortunately, there doesn't appear to be a role for government in the current situation. I would encourage you to contact the owner to discuss your concerns and possible resolution. Should you wish to contact the owner of the property, public records indicate that the property is owned by: Stonepipe Investments LLC 4880 Galley Road, #405 Colorado Springs CO 80915 Pastor Don Veazey Page 2 November 3, 2010 Unfortunately, staff could not find a listing for Stonepipe Investments, LLC, at the above address. Further research indicates a listing at: Stonepipe Investments LLC 7126 West Alaska Drive Lakewood, Colorado 80226-3224 John Dagostino is listed as the Executive of that company and was also listed on the Assignment of Judgment recorded on January 10, 2006. His phone number is 303-893-6167. I wish you the best of luck in finding an amenable resolution to your concerns. Co. This property is an eye sore to our community and is deteriorating to the point it is becoming dangerous. There have been nu- merous occasions where people have broke in and I'm sure doing things that are not appropriate. It is also my understanding that this property actually crosses into and on our property. The house on the property is in bad shape and has not been touched since the gentleman died over ten year ago. It is in need of being condemned and torn down. Our church is willing to do whatever we can to help get this done, and upon its removal we would be willing to keep the property clean and trimmed. I have spoken with several neighbors around the property and we are all in agreement that this house needs to go. We are proud of our community and try our best to keep it looking nice and this property is abandoned and un-kept and un-safe. If there is anything I can do please let me know. I am willing to do whatever we can to get it gone. S)erely: Pastor Don Veazey phone: 303.833 2826 tax: 303.8 332826 1420 Johnson Street Frederick. Co l\\kW hl i-toy%nhapti.Lcoin Y Trevor, I would like to let you know that I have contacted the Tri-Town Baptist Church 10/22/10 and instructed then to call their town officials with their concerns. The secretary informed me that they have contacted them several times along with the town of Firestone and neither town wants to do anything with this property. She also informed me that their grounds man have found needles, marijuana and cigarette butts on that property and they all feel it isn't a safe place. With that said the Pastor of the church decided to send letters out to Weld County and to some of the State Representatives to see if they can get some response. She did say that the church is willing to take the house down if someone would provide dumpsters or a way to get rid of the materials. Like I said I did instruct them to call the local officials but told her I would forward the letter on to the planning department.
