• 1 Grooming shop: Building at north end of the property being use for grooming shop.
Kennel: my personal dogs for show&sale
2.Weld County code allows for land uses other than zoned by granting USR permits.

4.There are several greyhound and other kennels within a 2 mile radius of my property.

A. Grooming Shop:there could be as few as 0 or as many as 20 pets in the shop in one day. Holidays
could be very busy and makes a big difference in numbers. But an average number is 6 dogs on an
average day. Every day is different and it is a very seasonal business.The hard times have hit the
grooming shops hard so I would say we have been having close to a 4 dog average lately.Also keep in
mind we have a 5 day work week and by appt only,we do not except drop in's.
Kennel:There could be months with the kennel getting no visitors. If I have a litter of puppies for
resale nobody sees them until they are ready to go. Everything is handled over the computer and I have
waiting list for most of my puppies.Traffic or people visiting the kennel could be measured like an
• average family get together on a Sunday or holiday.
B. Grooming Shop: Myself, Family member and a part time person as needed
Kennel:Only myself and family help with my dogs
C.Grooming Shop: 9—3 but by appt only Tuesday thru Sat. Sunday&Mondays sometimes at
holidays.Grooming is a very seasonal business with December being what should be our best month of
the year.
Kennel: Is a 24—7 job of course for myself and my family. Hours are by appt only. I don't not
except drop in's.
D. One existing pole barn construction with finished interior drywall, paint, &ceiling. Exterior is steel
siding.
E. Grooming Shop:The number of animals was answered in A.As far as type I do all breed grooming,
but we can have a cat every once in a while. I have to say again every day is different as to what breeds
and how many I have in for 1 day.The number of no shows and cancellations really makes a large
difference with what happens daily.

Kennel numbers change as to who is home or is out on the circuit.Things can change with who is out
• for breeding and who might be in for breeding as well as who I might have waiting for their forever
home. I have to say 40 animals could be on my property.This does not include feral cats that might be
hanging out somewhere.
F. Passenger cars and pickups,a trash truck that comes once a week,the truck that services the
Port a Potty and a UPS truck sometimes or a dog food delivery truck which is about the same size as the
UPS truck.
G. Fort Lupton Fire Protection
H. The water tap is supplied by Aristocrat Water Project. My acct number is ARA443

J. Storage sheds on property are to house dog foods, shampoos, lawn&garden supplies

4. What type of uses surround the site (explain how the proposed use is consistent and compatible with
surrounding land uses).
5. Describe, in detail, the following:
a. Number of people who will use this site
b. Number of employees proposed to be employed at this site
c. Hours of operation
d. Type and number of structures to be erected (built)on this site

f. Kind of vehicles (type, size,weight)that will access this site and how often

9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to

The natural flow runs from east to west and empties into the Barlow ditch.
Weld County road Maintenance recently ran new storm water lines and it runs right down Lamb in front
of our property and empties into Barlow ditch.
