We are a locally owned and operated Heating and Air Conditioning Company called Air Masters LLC. We install Heating and Air Conditioning systems on existing homes. We are now in our 15`h year of business. We have operated the above mentioned company from this present address for 12 years. We also have a Service Technician that goes to peoples homes for repair work. We propose to use this site in the same manner we have been using it, for the past 12 years, as a Heating and Air Conditioning business. We feel we have a business that supplies a definite need to the residences of Northern Colorado. We have been operating our, Mom and Pop, Heating and Air Conditioning company from this address since that time, which represents 12 years we have been operating our business from this property, without any negative incidences. We do not intend to expand at this point and do not have any plans in the future to expand. We have actually downsized our business in the last four years the most drastice downsizing taking place last year and this year. We were not even sure we were going to have a business the first quarter of 2009 because of the downturn in the economy and the collapse of the banking industry. We are constantly trying stay afloat and would ask Weld County to take this into considerstion when deciding to grant us a USR to come into compliance with zoning requirements. We have poured our hearts and souls into this business and it is our lively hood along with other peoples lively hood. We have countless sleepless nights worrying about how to keep our business running. I would ask you to seriously consider these facts when dilberating this issue. If it becomes too expensive to comply with all of the zoning requirements we may not have a choice but to make some extremely tough decisions, regarding if we should keep our business open or not. I can guarantee we will not be growing, we have been there and done that and we are more able to meet our financial obligations and manage the company better as a smaller company as we are now. We also feel the service we provide has an essential need in our community and if smaller companies are forced to close than the Heating and Air market prices would increase because of lack of competition. I would like to ask a question about the large application fee, of $2,500.00. I am perplexed about how this fee can be $1 ,200.00 in 2009 and jump to $2,500.00 for 2010. That is more than a 100% increase in one jump? 2. We consider our proposal for a USR to be consistent with the Intent of Weld County Comprehensive Plan per 22-1 -120 Comprehensive Plan • Guiding Principals line D: which states that Weld County has many land Page 1 IMPORTANT • uses in the 4,000 miles that make up Weld County. Also line F: Economic Growth, which states that Weld County encourages economic prosperity and growth also section 22-6-10 A-H, state in part, that economic growth and development is directly linked to a communitys long term health and substainability. Also paragraph C states that the County strongly supports developing a healthly economy by fostering a positive relationship between public and private sectors and economic development is the "engine" that helps create homes, jobs, etc... Also section 22-6-20 A states that Goal 1 of the comprehensive plan is to encourage the expansion of existing businesses and the location of new industry. 3. This proposal is consistent with the Weld County Code Chapter 23 by proposing to come into compliance be requesting a USR per chapter 23-3-40. 4. There are many uses that surround our site, which include, agriculture, commercial businesses, such as the Loaf and Jug Convienience Store and Gas Station, also the industrial park located North of the Johnstown exit on 1-25, also the Rothberry Subdivision located on the Northeast corner of the Johnstown exit on 1-25 also a campground, boat storage and Johnson's corner itself to name a few. 5. a. we currently employ 19 people through our company. However 13 of these people do not come to our business they go directly to the Home Depot Stores, where they are considered Lead Generators for the Home Depot. These are all part-time and mostly are retired indivduals looking to pick up some extra work. We mail their paychecks to them and communicate with them through phone calls and memos in their paychecks. The average amount of hours they work is 17 hrs. per week. 5. b. We have two office girls, that come to the shop daily one works 30 hrs. a week and the other works 40 hrs. a week. Our hours for operation are from 7:00 a.m. to 5:00 p.m. 5. d. We do not have any plans to add any additional structures on the property. We do not plan to grow our business. We have downsized in the last four years and feel we are at a point where we can handle our business as it is now. 5. e. There are Three horses on the property, which are only domestic pets, they are not used for show or anything. There is also two dogs and two cats on the property. 5. f. We have a work truck for one of our salesman and the other salesman drives his own vehicle. They each come into the office on Monday and Friday to pick up leads and turn paperwork, then they are out in the field going to customers homes to give them free estimates for Heating and Air Conditioning. We have two install vans and one install truck that comes to the property in the morning only. The two office girls use their own vehicles and one works 30 hrs. a week M-Th. and one works 40 Hrs. a week M-F. My husband uses his own truck and works Mon-Fri. I use my own car and I work Tues., Thurs, Fri. The weight of these vehicles is between 3200 pds. and 4700 pds. There is one delivery truck that accesses the property and only during the busy times of year do they do a delivery every day and our busy time of year is June thru August. 5. g. We have the ability to be serviced by the Berthoud and Johnstown Fire Departments and are actually the Heating and Air Conditioning company that services the Berthoud Fire Department. 5. h. We are serviced by the Little Thompson Water district and we do not irrigate to property so there is no irrigation water coming into the • property. Page 3 • • • IMPORTANT 5. i. Sewage disposal is a septic tank and we have that pumped once a year by the Suc-it-up disposal company. 5. j. The storage that we use for the business is in the large outbuilding on the property. We did not erect this building it was built before we owned the property and one of the reasons my husband wanted to purchase the property. We do not store furnaces and Air Conditioners inside for any significant amount of time because we order our equipment and have alot of it delivered to the job site because it is too expensive to have unused equipment just sitting at the business. The equipment comes the morning of the job, delivered to the job site, mostly, and installed the same day. We store some sheet metal, tools etc. in this building. 6. We do not have any plans for landscaping at this point. There are Crabapple trees, lilac bushes, cotton wood tree, pine trees and apricot tree, a apple tree and some flowers planted around the house and the 11, office. 7. We do not feel there would be any need for any reclamation procedures needed if we stopped running our Heating and Air Conditioning Company except for general clean up. 8. The storm water flows from the North of the property to the South of the property and then runs into the corn fields. There is also storm ditches that run along the north side and the west side of the property. 9. We do not intend to construct any additional structures on the property and the structures that are on the property have already been erected. 10. The stockpile we accumulate during the week is loaded onto a flatbed and take over to Anderson Salvage and supply. We do not get alot of money for this but we are trying to be enviromentally cautious by • reducing, reusing and recycling.
