HomeMy WebLinkAbout20101443 MINUTES OF THE WELD COUNTY UTILITIES ADVISORY COMMITTEE A regular meeting of the Weld County Utilities Coordinating Advisory Committee was held on Thursday, June 24, 2010 at 10:00 a.m., in the Conference Room of the Weld County Planning Department at 1555 N 17th Ave, Greeley, Colorado. Members Present: Don Posselt, Jerry Adams, Don Magnuson, Heidi Hansen, and Don Somer. Members Absent: Terry Stencel, Robert Fleck, and Al Trujillo. Also Present: Michelle Martin, Department of Planning Services and Kris Ranslem, Secretary. CASE NUMBER: AmPF-1045 APPLICANT: Balmes Homes LLC Defined Benefit PLANNER: Michelle Martin REQUEST: Amend PUD Final Plat to vacate Outlot A from Highland Farms PUD and add one(1)common open space outlot Track E 1.53 acres to Highland Farms PUD LEGAL DESCRIPTION: Outlot A of Highland Farms PUD being part NW4 of Section 5, Ti N, R68W of the 6th P.M., Weld County, Colorado. LOCATION: South of and adjacent to State Highway 52 and east of CR 3 Michelle Martin, Planning Services, commented that Greg and Lisa Balmes of Balmes Homes LLC have applied to amend Highland Farms PUD Final Plat to vacate Outlot A from Highland Farms PUD and add one (1) common open space Track E (1.53 acres) to Highland Farms PUD. Track E will be deeded back to the HOA. The proposed PUD is serviced by: Left Hand Water District ISDS Source Gas United Power Qwest. The original PUD was approved and recorded on August 24, 2005. The utility easements were already established and in place. Mr. Balmes is asking to retain the utility easements that surround Outlot A. He is asking that everything remain the same in regard to the utility and drainage easements. The only thing that will be affected is the access to Outlot A from the interior road. Mr. Balmes has obtained an access permit from Colorado Department of Transportation (CDOT), therefore Outlot A will have its own separate access. Mr. Adams noted that along the eastern edge of Lot 8 there is a utility easement and it appears to be somewhere between 10 and 20 feet in width. He suggested calling out the actual width of that easement. In addition, Mr. Adams believed that the easement along the western edge of Lot 5 was 10 feet in width and wished to have that identified on the plat as well. Don Posselt moved to approve the amended final plat with the recommended changes of identifying the actual easement widths along with west edge of Lot 5 and the east edge of Lot 8, seconded by Don Somer.
