RESERVING, HOWEVER, unto the grantor one-half of all oil, gas and other minerals
in, upon or underlying the said lands for a period of 20 years from January 1, 1975,
and if oil, gas and other minerals are being produced in commercial quantities or
discovered and capable of being produced in commercial quantities at the end of
said period for so long thereafter as oil, gas and other minerals are produced,
except sand and gravel, together with the right of ingress and egress to prospert
for and remove the same provided however, at such time as the grantee or their
successor in interest subdivide or develop the said land, two five acre sites shall
be designated as possible drilling sites. If the then owners of the oil, gas
and other minerals and the owners of the surface are unable to agree as to the
location of such sites, the same shall be located by the engineer or surveyor
preparing the snha;vision plat: one of such sites shall be located near the
center of the north half of the above described property and the other near the
center of the south half of the said property. When the said sites are located
whether by agreement or by the engineer or surveyor, the grantor and their successors
in interest shall be deemed to have released the surface of the balance of said
