The local taxing authorities (county, school district, city, fire protection, and other special districts) set mill levies. The mill levy requested by each taxing authority is based on a projected budget and the property tax revenue required to adequately fund the services it provides to its taxpayers. The local taxing authorities hold budget hearings in the fall. If you are concerned about mill levies, we recommend that you attend these budget hearings. Box 758 Greeley, Colorado 80632 SUBJECT: Appeal of Assessed Value of Parcel Number 1467-33-3-04-003 2699 Forsythia Crt Erie, CO 80516 I misunderstood how Fair Market Value was determined, thinking that it was calculated by taking the average of the Adjusted Sales Prices of Comparables. In a discussion with Mr. Chris Woodruf, he enlightened me that this was not the case. However, we would still like to appeal the Value of$282,384. For the following reasons: 1. Land value shown as $75,000. Vs. $60,000. For Comparables. This is a 25% differential. I have been told this is due to " sits on Golf Course". In fact,the property abuts the Golf Course with fencing and 25-50 yds of weeds between the fence and the course. There is no direct access to the course. We believe this value is much too high. Perhaps a 10%adder to $60,000. Or$66,000. for land is more realistic. 2. Comparable#2 has 4 baths vs. 3 in the subject property. 3. Comparable#2 as built sq. ft. is 1936 vs. 1890 for the subject property. 4. Comparable#2 has a finished Basement. Subject basement is unfinished. 5. Comparable#2 is assessed at$272,024. 6. Comparable#3 as built sq. ft is 2004 vs. 1890 for the subject property. 7. Comparable#3 has a finished Basement. Subject basement Is unfinished. .8. Comparable#3 is assessed at$273,612. 9. Subject property was appraised at$280,000. In May of 2009. Generally, housing prices have been on the decline, suggesting that the value would be somewhat less than the .$280,000 of May 2009 in today's market. We believe that a Fair Market value of$273,384. would be appropriate. This is based on the proposed change of Land value to $66,000. added to the Building Value of$207,384.
